The tenant will provide their own renters insurance. What should I do with my HO6 insurance? It covers the inside of the house as well as personal property. This insurance is required by the mortgage company but I won't have any personal property at the location anymore.

We tried to make some rules clearer and also made a few changes to them.
One change is rule 5:
Simply put, we ask you to post individual songs and not post entire albums/EPs/etc. (If you want you can still link to the entire album in the comment section ofc.) Previously there were exceptions to this rule for newly released material, but since those exceptions lead to more confusion than they actually helped, we decided to remove those exceptions for now.
If you want to talk about a full release (especially old ones) in great depths it may be better anyway to make a discussion post and write some of your thoughts down instead of posting just a youtube link and expect people to engage. And if your intention is simply just sharing stuff it would probably be better to post one song from a release and link to the full thing in the comments instead. We believe the engagement and amount of people actually listening to the submission will be higher if it's just one song. (And it also makes it easier for the bot to understand >.>)
A new addition is rule 8:
Its technically not new but its contents were previously shoehorned into other rules, and are now stated separately. Essentially, the new rule tries to clarify that while cover songs are not forbidden per se, we want to ensure a minimum standard for quality and avoid that this sub turns into a dump for cover songs. Especially partial covers (only vocals or guitars etc) are not something we think belong on here.

Putting together a firewall sorc build and running into a few questions that will determine what I will do. I'm not trying to be meta or anything but just want to hold my own with my friends and not be a dead weight.

1. I'm running Hydra. Hydra can get the +30% critical strike chance when I crit. I'm not going hard into crit but I figured I would need some since I have Elemental Attunement (I have Firebolt for this). Can the Hydra's crit proc my own Elemental Attunement? I would assume the answer is "no" since there is the Lucky Hit requirement as well but wanted to confirm.
   
2. Playing with Hydra- thinking of taking Conjuration Mastery with the Aspect that let's you have 1 additional Hydra. If I couple that with the Hydra enchantment, for 3 Hydras total, will that increase the damage from my Burning?
   
3. Is there a way to make the Burning dot tick fasteharder? 8 second DoTs are cool but playing multiplayer where all my friends are big burst damage upfront, I may get 2-4 secs on Burning before they die.
   

I've mostly been playing Marisa, and I realized something really funny.
So, the game confirms that she is bisexual. She admits that she does not care if she marries a man or a woman. Additionally, she has shown interest in both men and women; post-match dialog between her and Zangief show that she is interested in being his partner, and not in a wrestling sense. Plus, in her Arcade mode, she seems to have a very friendly, flirty relationship with Manon.
Now for the other part of this realization that is important: Her gameplay. Marisa is all about two things. Armored moves and chargeable moves. Both of these effects are very powerful, but leave one open to grapples.
So, with the people she is interested in, and her gameplay style lead me to the following conclusion: Marisa has a literal weak spot for grapplers.

Mom intrudes every time I have the boys (6 & 9). Parenting plan states daily calls both ways. Boys have never been allowed to call me. We usually talk via laptop facetime. When they're with me, she demands they talk twice a day on her terms through an "emergency" cell phone she bought for the boys. They are not allowed to call me from said cell phone, ever. My rule is phone is put away and not readily available while they're here. She has threatened court for stealing property. I've never violated the plan, but she has a number of times. How do I keep this from ruining my time with my kids ?

Hello: I'm looking to rebuild my build template collection for GW and wanted to check here what methods people are using to organize their own or what tips/tricks they utilize.
I was recently watching a Live Steam of Péter Kádár playing and as he was preparing for his run opened up his skills template window and...wow he has a ton of builds saved. Not surprised, but it got me to thinking of the best/most efficient ways to name and organize builds.
I'm familiar with the basics: Specifically on the Wiki it talks about "Sorting your templates by creating sub-folders (perhaps one for each profession) and clever naming conventions can greatly ease the management of large numbers of templates. To create folders in game, merely include the folder name when saving a template (for instance Warrior\template). Or, using Windows explorer, go to your Guild Wars install directory and find the Templates\Skills folder and create sub-folders there."
I've also seen (but never used) the "Build Packs" on PvXwiki. Could anyone with experience using these expand on their utility/usefulness?
Lastly, if anyone has any additional tips (example is naming convention/syntax) or would maybe share some screenshots of your own templates window or folders I think the community here could get some use out of it.

Mint started complaining about a connection to one of my banks, and seems to be transitioning to a different kind of oauth based authentication for that bank. I got a little nervous that I was going to lose 3 years of transactions on that account, so I did the .csv dump.
Analyzing it in order to get back to the categories and summaries that Mint has in the app wasn't too difficult. What I ended up with is sums for sub categories (i.e. "rent and mortgage", "maintenance") and the top level categories (i.e. "home") year by year going back to the beginning of time.
The only funky excel commandsI used were:

• Remove duplicates from a column (use google sheets help function and search for 'remove dups'
• IF (https://support.microsoft.com/en-us/office/if-function-69aed7c9-4e8a-4755-a9bc-aa8bbff73be2)

The overview of what I did was:
1) Import csv into google sheets (contains 3 years worth of data). Mint lists value and whether it was a credit or debit. Resolve this into a single number with either positive or negative value using IF.

What if the appendix does have a purpose, we always hear “we don’t know the cause, it could be environmental or hereditary,” when it comes to a lot of autoimmune diseases.
The appendix is considered a vestigial organ…. BUT what if it’s really not?
I just read on NCBI:

But then I asked myself the question what if there is a good study which dives deeper into its immune benefits from the past and what it COULD be doing if it was 100%?
Removal of it on NCBI states a rare but happens side effect of removal is IBS, IBD including UC.
This really peaks my interest.

Hello, I am sorry I know this as been asked many times, but with a lot of different angles, so I wanted to make a new thread with a few question of my own. Also, the below might be very very wrong. So just read the question might be better than reading my assumptions.
I am currently living in Japan since 2016. I started my first Arubaito in 2017 in a restaurant yen (~90,000yen/month) and i kept working till today as software dev (500,000yen/month
So technically, i worked here for about 6 years with an average of i would say 300,000y/month.
Now from what I very quickly calculated this would mean around 2,000,000yen of Nenkin put aside (might be way off but it's just as rought exemple).
I am still unsure if remaining in Japan, or not, and I heard/read the nenkin is "refundable" under a certain amount of year (i believe 5) but lost over a certain amount (so over 5). But in the case you become PR, you are eligible to get the pension once you retire like a normal citizen.
My question are

• is it correct that over 5 year of "cotisation" the amount i would get but leaving the country would not include additional years ?
• if the above is correct, how is it calculated, is it the 5 most recent, or 5 first year ?
• assuming you would want to leave the country, basically you should leave either tin the first 5 years or after obtaining a PR?
• how does it work after obtaining PR but eventually working in another country other than Japan (but maintain the PR by coming in Japan for remote work often)

Literally could have added 3 classes, 5 additional acts, new sets, new tunes, rune words, charms, items, quests, legendary’s to D2R, called it D4 and it would have been a great game played for decades. Sadly.. this game won’t last the rest of 2023.

Need some help with this one. I posted about something from the same situation a while back and you guys and girls were great!
My dad passed away in December. In his will he left his entire estate to my sister and I with the provision that his wife be allowed to remain living in the property subject to her paying a fair proportion of the running costs. No further tenancy agreement has yet been drawn up.
However, between December and May several items from the property went missing, mostly musical instruments that had a high amount of sentimental value. Initially she told me in person that she donated them to a local musical charity. I then discovered (and have proof) that she sold them for a stupidly low amount on Facebook.
As such I am now very keen to go into the house and catalogue all the items in there. The family have had the house since 1926 so there is a lot to go through.
She will be overseas for about six weeks so my plan was to notify her of my intention then do it when she is out of the country.
I contacted her solicitor and informed them of the dates and my intention. I also asked for keys to be left as I do not have them.
She has now responded saying she 'doesn't feel comfortable' with me being in my property when she is away. I have responded to the solicitor saying in that case she should instruct the solicitor or another neutral mediator to be present when we go in.
Can anyone suggest any steps or possible options I can put to her solicitor to secure this access. Does she have any legal right to refuse me?
Also, slightly separately can anyone advise as to my options to secure the instruments back. There is one guitar that I really want. My plan was to offer the purchaser twice what they paid to sell it back to me. If they refuse can the goods be considered 'stolen'?

Hoping someone can give me their thoughts before I commit on getting an insurance policy. So I was offered by an agent of PRULife PAA+VUL with 7M worth of coverage, 5M life insurance and 2M critical illness/accident riders. I’ll be paying about 8k a month. I asked a lot of questions during our meeting pero knowing FAs they tend to hide other things. Here are my questions, hoping someone can answer or give their experiences.

1. Since this is a lifetime plan, I can opt out on the 5th and let the VUL pay for itself. Is this true? Kahit bumaba fund value?
2. Nabasa ko may added fees daw per year according to some users here, is that true? So the 8k will have additional fees in the upcoming years?

So about me and how I view this insurance:

1. I don’t see it as an investment, I just want to leave money for my wife once I pass on or get into a fatal accident.
2. I’m in my late 20’s with 7 digits EF.
3. Has a family history of cancer so the hospital cash assistance will be helpful in the future.
4. I don’t really plan to get the money kahit bumaba fund value, I look at it as a loss and not an investment.

I am currently working on a massive overhaul for 5es martial classes right now. I am currently in the works of fixing the fighter though i intend to do the rest of the classes. I wish to keep a lot of the information private as its currently a MASSIVE WIP and tbh i don't wanna be bullied. At 5th level your quickness with your weapon increases allowing you to make an attack of opportunity following a successful parry.
Crushing Blow: When you make a melee attack against a creature if the weapon you are using does bludgeoning damage you may as an action choose to forgo the damage of your attack choosing instead to break the enemies guard(This includes added damage). If your melee strike succeeded Instead of doing damage you reduce the enemies AC by 2. This penalty lasts until the end of the target's next turn. At 5th level you may choose to cripple the enemy with the force of your blow halving their movement speed
Pinpoint Strike: When you make an attack against a creature if the weapon you are using deals piercing damage you may in addition to the damage previously inflicted the Bleeding status effect on a failed Constitution against your class DC.
Shielded Defense: When you strike a creature with a successful melee attack if you are holding a shield in your other hand as a bonus action you may raise your shield granting you +1 to your AC. At 5th Lv when a creature makes a melee strike against you and your shield is raised you may impose disadvantage on that attack.

My girlfriend was tested and has a negative result for HR HPV but has an expression of p16/Ki67 proteins.
We have to wait two weeks before she can see her doctor. The paperwork she has from before her test says the following:

• [If] HR HPV negative and expression of p16Ki67 proteins [both] negative -> then use Deflagyn for 6 months and control crtology after 6 months
• [If] HR HPV positive and expression of p16/Ki67 proteins [both] positive -> then colposcopy and hist-pat

(Note this was translated from Polish to English, so sorry for any errors.)
The paperwork does not say anything about p16/Ki67 proteins expression being positive and HR HPV being negative. So, does anyone know what it might mean when p16/Ki67 is positive but HR HPV is negative?
I should note she has had pain for the past month on her vulva whenever we attempt to have sex. The doctor diagnosed her with - (N87.0) Benign cervical dysplasia - (N86) Erosion and eversion of cervical canal - (N76) Other vaginitis and vulvitis
