Hi, having entered into a Licence to Occupy for a licence period of twelve months from 1/3/2023 to 29/2/24, I find that for financial and personal reasons i must vacate the workspace. On the licence it states that "early termination can happen if the Licence Fee has not been paid by the 10th of the month without prior notice and agreement. Over the last two weeks i have emailed the Licensor to explain my change of circumstances but apart from saying they will market the workspace i have heard nothing more. Am i legally within right to write again and state that the premises will be vacated before the next payment date - giving in effect one months notice - without obligation to pay further licence fees. The Licence states quite clearly that it is not a grant of Tenancy and there is no mention of "rent" just a licence fee.

Hi there,
I'm looking for advice on whether or not to buy a server or just rent a GPU in the cloud.
I've taken a look at prices for GPUs in the cloud and from what I can see on lambalabs etc. a good price is around $1/hr. For my business I need to have it constantly running, on demand if you like, and one thing I HATE about
banana.dev/replicate is the 1-2 minutes it takes to spin my model up on demand. $1/hr -> 24hrs in a day * 30 days in a month = around $720/month for a GPU. After 6 months that might be the cost of a computer I buy up front now.
Given this, I've thought about buying my own powerful GPU to use with a static IP and just run my web-app off of there. I was wondering if any ML veterans could give their opinion on this? I'm not a well funded research centecompany so cost is very important.
I know it depends on other factors and that cloud i don't have to deal with maintenance/worry about bandwidth etc. but yeah I just wanted some sort of reassurance that I'm thinking correclty and for a small-ish business, rolling my own GPU infrastructure is probably more sensible, in order to have cheap, on demand GPU access for potentially a small amount of users.

We decided to host one of my friends, who I haven’t seen since in many years but called with regularly and we had to ask her to leave.
She was due to stay roughly two weeks. She tried to reschedule to stay another week and we were ready to have her gone.
We even had a friend who was planning to visit right after based on the original dates she’d given us and it didn’t occur to us that she would just try and reschedule.
A little bit about this visit:
-talked LOUDLY ALL THE TIME. I woke up one morning to a full volume call or something on speaker with a man nearly screaming? (I was just like Put. On. Headphones. Now.) -we have a small collection of nice perfumes which we store in the bathroom next to our other personal hygiene items, she used multiple of them without asking (I smelled it and even if I hadn’t, the caps were on lopsided.) -called my pet by a different name and tried to carry pet. My pet was polite but eventually started biting, scratching, and finally put shit in her suitcase. (She asked if she could use our all purpose spray for this like,,, yeah sure now you ask.) -literally by like 2-3 days in she was asking me for my phone so she could order ubereats (and she eats like a full 3+ course meal every meal.) I had to say no, because I’m not spending $120+ every day? We had a kitchen full of food? -literally visited for an event and presumably to go to the city + hang out with me a bit and proceeded to spend the rest of the time after the event just…sitting on our couch? I think she went to the city like 2 times other than for the event -took like 2hr long showers (1 bathroom apartment) -asked us to buy her an iphone using our apple cards so she could “pay us back” (we said no, obviously.) After my partner said no, she kept hounding me about it.
I had my partner ask her about her flight home, she said “I havent scheduled it yet” She initially said she would be here from the aforementioned dates, so we planned for that and had it in our calendar. Then she wanted to leave her luggage here while she stays at an airbnb the day of our other friend’s arrival (no.) and we finally had to put our foot(feet) down and just….the sheer entitlement.
She was even upset after I set the boundary and explained that she was going to need to find a hotel or AirBnB instead. After she left we needed a whole other 2 trashbags just for her takeout containers;…If you can afford that much ubereats, you can afford another place to stay, buddy.
Like…wanna stay an extra week on our couch (all day) for what exactly? I, for one, am never letting anyone who hasn’t already slept under the same roof as me or known me for at least ten years back in our house.

2023.06.05 14:05 midnitecowboy I’m looking to break a lease with my ex and I’m unsure whether its okay to find a sublease etc
I (21M) recently amicably broke up with someone (21F) who unfortunately I signed a year-long lease with to start in September. I am going to talk about options with the landlord about breaking the lease/subleasing, but when I opened the idea of finding a sublease, my ex-partner opposed because she doesn't want to deal with the annoyance/hassle of messy/annoying roommates and cannot afford to pay for the full rent by herself (we planned to do 50/50). She is threatening of calling into pro-bono lawyers if I don't honor her request of me paying my half while she stays in the apartment herself. Mind you, there is no way of me moving in, since the apartment is 6 hours away (plans of moving have fell through :(). Should I follow through with subleasing anyways since I have a right to, or should I honor her request and just cough up my half for a year, or have her entirely responsible of finding a sublease? I want to stay firm in not wasting money on rent, but I don't want to financially jeopardize her.

The Spider-Man franchise is in a pretty interesting place regarding streaming. The various films of Sony's franchise have typically been scattered across multiple services. That said, following a historic deal between Sony and Disney, the many stories of Peter Parker and beyond are now available on Disney+. This includes the original Sam Raimi trilogy, the first Amazing Spider-Man film, and, starting mid-May, Spider-Man: Homecoming and Venom. Notably absent from the Disney-streaming platform so far are The Amazing Spider-Man 2, Spider-Man: Far From Home, Venom: Let There Be Carnage, Spider-Man: No Way Home, Morbius, and most significant of all, Spider-Man: Into the Spider-Verse.
Some of the films are not currently available on the service because Sony has pre-existing partnerships with Starz, as that's where most of the absent films are available to stream. That is except for Spider-Man: Into the Spider-Verse, which is instead only streaming on Fubo TV and FX Now.
If Spider-Man: Into the Spider-Verse comes to Disney+ before Spider-Man: Across the Spider-Verse's theatrical run concludes, that would make the House of Mouse's service a likely contender for a streaming release. However, Sony has also historically partnered with Netflix for streaming releases. Up until recently, that's where Spider-Man: Into the Spider-Verse was available to stream, and Sony still brings their other big releases to the service, like Bullet Train and The Woman King.
Will Spider-Man: Across the Spider-Verse Be On Netflix?
Yes, Spider-Man: Across the Spider-Verse will eventually be on Netflix as a result of a deal inked between the streaming platform and the movie’s distributor, Sony Pictures. The deal gives the streamer U.S. rights to all the company’s theatrical films starting in 2022.
While a streaming release date has not yet been announced, we can make an estimate based on another recent Sony film. The Woman King was released in theaters on Sept. 16, 2022, before it came to Netflix on Feb. 16, 2023 — around five months after it debuted. Hi Everyone,
Apologies as this is a long read,
I'm looking for some advice on my finances and wondering if there's anywhere I could improve on / missing anything that could really help me.
Bit of Background:Me (26M) and my partner (25F) are DINK renting an apartment, which we are definitely here for the next 2 years (1st May 2025 is when our current lease ends).
Currently, I earn 36k PA and she is on 28k (Rising to 30k by year-end). Both wfh jobs. She has some expenses in which we're paying off the flat so her savings atm are being built from scratch.
We both have student loans to repay (Welsh gov helps a bunch with this however). I pay around £58 amonth back currently. My take home after NI, TAX etc is £2,276.36. I put £100 into my pension so far in which my employer covers any contribs up to 5%.
My accounts:I have 2 accounts: one for direct debits, where I get paid, everyday use etc. This one usually has 4-5k sitting in there, its a Halifax account I've had since I was 16. The other is a First Direct savings account where I've put a max of £3600 in (7% AER when it matures) and another account with £7400 - so my total savings at the moment is £10k
Expenses and debts:My partner is clear of any debts. She had £7K loan a few years ago which has been settled a couple of years back, and she has a small amount credit card to help her score. Myself, I've deliberately over years accrued some credit debt, paid majority off, balanced transferred to a bank which offers better etc to build my credit score. Sitting pretty strong at 822 on ClearScore currently.
With our flat expenses, us sharing a car, pet insurance, food etc - core outgoings are around £741.49 a month each. My personal expenses (subscriptions that are essential - not like netflix!!), haircut, Credit card DD's, phone insurance, groceries etc - comes to about £233.26 a month. Personally, leftover a month I have around £1300. I put £300 into that First Direct savings account as that's the max they allow me to get the 7% interest on. Even after that, I should have around £900 / month.
Current Credit Card is an MBNA account with a £4400 limit (0% for 20 months), in which I've utulised £1700 MTD (well below 50%) - we also have an Ikea loan for a sofa which has £650 remaining. When we moved in we deferred around half of the purchases to credit card / BNPL services. I also have paypal credit with a limit of £1200, in which there is £150 that's owed back, so barely anything in the grand scheme.
Overall, I'd like to think my/our financial situation is pretty good - and should improve with our earning potential growing in our respective jobs. We have discussed that in 2 years, we will start exploring the idea of getting a home together, as we'd love our dog to have a garden and start a family there. Given that our careers have not long started and the housing market isn't great right now, we're not in a rush to get on the ladder (I'm aware time in the market usually is better that timing the market). Reality is that we're happy with our situation and believe we can save pretty well and have what we need currently. We live in a lovely coastal spot and we had a really good deal that we locked in with our landlady for 2 years. Realistcally, I'd like to have around around 30k personally when we're looking for a home. There may be some inheritance both sides should the worst happen to grandparents which we don't consider and would rather them around, of course! We're not relying on it. Should we not meet these loose targets in 2 years than that's okay, as long as we've strengthened our financial position year on year.
Question is:
Me personally, what could I do with my money that can improve anything? Is there something I can be done about where my savings is going or how much I am saving where I could improve? I know, I could probably put £500 in savings, which is something I'm considering but would like to pay for some things first.

I just wanted to vent to my friend. She knows about the situation and how I’ve been trying to heal in the past year or so. However – last weekend I mentioned a recent situation with my mother to her with bothered me;
- I was looking for a room to rent in a city in another country, where I found a temporary job for the summer. I was a little stressed about it because everything is so expensive. My mother showed me some rooms, that were way above my paycheck, but she thinks it’s necessary for me to have a private studio instead of a room in a shared apartment. I rejected all her suggestions and told her I would be looking by myself. Later that evening I found 3 realistic options and I went to show my mom to ask which one she liked of those. When I sat next to her on the couch I told her about the rooms and asked her to look at them with me. She didn’t look up from her candy-crush game once, the only response I got from her was a meaningless ‘’mmh’’. Upon this I asked her ‘are you punishing me this way because I rejected your options’ – she sighed and just said ‘you know, I just never know how to handle you because I’m always wrong’. After this I walked away from the conversation because I know it wouldn’t lead to anything. This is one of the many examples of the relationship with my mom.
Anyway, I mentioned this to my friend and told her that I thought the silent-treatment and the response from my mom were very toxic, and that I’m happy that I finally recognise these patterns. My friend answered to this ‘well you shouldn’t call it toxic, that’s actually really misplaced’ and now I’m doubting whether she is right or not. Afterwards she mentioned a relationship of another friend of hers that actually is toxic, I just agreed to get it over with.
I don’t know, I just wanted to feel validated in my struggles but the whole interaction made me feel worse actually, and now I'm even doubting if I might be the actual problem myself.

It’s a NECESSITY for people. Renting out a home shouldn’t be a low overhead, high profit business. The rent should be BASED ON THE OVERHEAD. Landlords just leeching off PEOPLE WHO DON’T HAVE MONEY. If there was a Hell, I believe these people should be included.
People literally can’t afford rent because corporations are buying up homes with the intent on renting them out at ridiculous prices. Affordable apartments are being replaced with “luxury” apartments. They aren’t actually luxury but they sure are priced like they are. People are working their asses off with decent jobs and still living paycheck to paycheck. Meanwhile, these corporations buying up homes are just making record profits without much overhead. Something needs to be done. This just isn’t sustainable.
If our politicians cared about us, this is what they would focus on. Not useless drama associated with the debt ceiling that was obviously going to be raised regardless.
I firmly hold the belief that necessities should not be priced on a market. The supply of middle class homes/apartments is being artificially reduced, while the demand stays the same. The demand will always be there. They’re playing the system. And out politicans are making a paycheck out if it.

Hi. I’m 28F I’ve posted before regarding husband asking for divorce less than a year after marriage and 5 yesss together with no real explanation. He was also my first boyfriend …stupid me.
I can’t decide if I should move or not. Currently I live in New England make good money as a nurse (school nurse tons of time off) i love being able to travel on the bread. I still live in the apartment we shared which honestly haven’t been that bad! It’s cheap and in a good location like right downtown.
I have my dad and a sister who I don’t see often but he lives 2.5 hours away. I have good friends from college who live 1.5-2 hours away. And I feel comfortable here as it’s near where I grew up (different state but all New England) I am just starting to live alone and am really enjoying it, however I am a bit of a recluse. I don’t really leave my house besides go on walks or once in a while hang out with my one friend I have here. My ex also lives about 1.5 hours from me currently and I feel that weirdly is playing into my decision to not move. So I feel I’m still not moving on as healthy as I should be by keeping in contact
So I have an option to move to Cincinnati where I have my sister, nephew, and mom and my other sister and niece are moving there too.
My sister wants me to move with her and my niece and live with them. We’d get a three bedroom townhouse. I’ve been looking at jobs, I wouldn’t get paid jewelry as much as I do now. I would have to change my job and hope to get something paying well. We found places were I’d pay just about the same I’m paying now, which is nice. One thing is that my mom is dating me exes dad and he is moving out there. I honestly don’t want to really be around him. He annoys me and I’m trying to move on. So that’s another situation I’m taking into consideration for my move. My moms health also isn’t the best so I’d like to be by here. And I’ve been very involved in my nieces life (she’s 3)
I just feel so torn. I love my apartment and job and coworkers currently and live comfortably here. But I am becoming a shut in I don’t really see a future here but I’m trying not to plan my future or stress too much about it as I tried that and this is where I am now lol. I feel like I want a more meaningful job but I’m so comfortable with my job. I’m scared if I stay here I’ll be too comfortable and not progress or grow. This town is very young families or people who have lived here forever.
But then moving scares me for living with my sister and having to be around my exes dad…but if I stay I then have the option to be around me ex which probably isn’t much better but it provides me comfort currently.
I know this move wouldn’t be permanent if I didn’t want it to be but then I’m like how stupid would I be to leave a job I like and apartment. I am only 28 so I do feel like as much as I like this job I don’t want it to be my forever job. Couldn’t imagine doing it for the rest of my life.
I’m just lost. I go back and forth. I’ve had so many changes this year I don’t know if I just where I am comfortable or go do something new.

I don't have enough equity and the local market sucks to sell and I'm not at that point yet as I shutter to think about interest rates in the future.
I'm not sure I can break even with my mortgage, although I do plan to schedule meetings with property managers to determine how much I can rent it for. I 100% plan to go that route should I decide to pursue a life on the road.

My girlfriend (23f) , a close friend (24f) and I (23m) just moved to Jersey city from nyc. We viewed the apartment in early may, it was advertised and shown as this beautiful 1st floor brownstone apt in JC only 30 min from Manhattan. We moved in 3 days ago and Our landlord (Katie) has been raising some concerns...
During the viewing, we noticed a few things like trash in the backyard, construction equipment and even a few piles of dog shit which katie assured would be cleaned and fixed. We were told that she would be hiring cleaners for the apartment after the prev tenants left too. Everything looked good so we signed the year lease.
The day we arrived with all our stuff, the floors were disgusting, the windows were dusty and everything in the kitchen was used and unwashed. My cats paws are black from all the dirt on the floor. The backyard was still covered in dog shit and rubble from construction. We went to the basement where we were promised to have laundry but we're met with two old machines that didn't work and "needed repairs". The door that separates our apt and the shared space hallway barely locked and could be pushed open after "locking".
Before we moved in, I asked about flooding and water damage and was told "absolutely not, has never happened". But, on the 2nd day my rooms ceiling began to leak because of the upstairs neighbors shower. We ran upstairs and knocked on the neighbors door, she said that katie knew about it because the previous tenants would complain all the time! That really sent me so I called her and was told that contractors would be there tomorrow to fix all these issues right away.
The following day, contractors come and katie's follows. Everything I mentioned is never met with an apology but with lies and excuses. She acted like she hired cleaners and was surprised saying "oh wow, they did such a bad job" when they never fucking came! She made it seem like all these problems were things she already knew about but didn't want to mention so she could get us to sign. She also acted like she never knew it leaked even though the floor boards are lifted from water damage. The contractor end up ripping a huge hole in my ceiling and fixing the pipe. Katie tried to have them leave the hole there u til Monday so I'd have to live with this gape above my bed. I got mad and demanded that it's fixed right away. We all spoke to her and expressed how unfair alot of this is. Two of us couldn't provide proof of income so she asked for another month so she could " feel more comfortable renting to people who can't prove they can afford it" which I get! But she doesn't want to ensure security in our living space. She's a liar and cheap and she doesn't take accountability for anything. The door was fixed by putting a tiny lock on it that I could still bust down, my ceiling just has bare drywall now, and my floors seem impossible to clean. The basement where the laundry was supposed to be is extremely dusty and there's a giant yuck puddle swamp down there. Last night I noticed my floor had a puddle seeping out between the floor Molding and the floor boards. My floor boards are completely warped now and the walls are soft from water damage. Katie told me to "put some paper towel down we will do adjustment" WHAT? ADJUST WHAT? REPLACE THE FLOORBOARDS. IF I WANTED WATER IN MY ROOM ID BE A FISH, why do I have a wet corner of my room?!? She's so nonchalant about it because she fucking knew about all this stuff.
We talked to her about being more lenient about our owed 2nd month and we didn't think it was fair. Her solution was to pay us for the days we miss work. Like what? No just fixed the shit and cut us some slack on the next months for this trouble. I hope I'm not out of line by asking that.
I don't know what to do. It feels like she doesn't listen to us and just treats this as a side hustle, she doesn't care about the apt and she doesn't care about her tenants.

Does anyone rent their house lower than the mortgage?
I bought a house a year ago in a city that I romanticized. I relocated a little over two years ago during the pandemic in a completely different region than where I am from, alone. I love the house but the city itself no longer serves me and I really enjoy the laptop lifestyle.
When my apartment lease was set to expire, I listened to friends who thought it wasn’t a good idea to travel and effectively be “homeless”. They also have a lot more responsibility, familial ties, and attachments than I do.

2023.06.05 13:37 ClassicTrip Question about Real Estate Professional Status for material participation in new development/construction.
Looking to obtain Real Estate Professional Status (REPS) and wondering if the development/construction hours would count towards material participation in the year the building is ready to rent?
Looking to build a 20 Plex apartment building as our first rental. Have the land and looking to start construction with a general contractor this fall of 2023. I am hoping to have it finished and rented in second half of 2024 while also obtaining REPS in 2024. The development/construction hours pre-rent occupancy would be needed hour wise for that year.
There would be ample hours (>750) where I could provide work in the development and construction phases. I believe all of these hours count for REPS but didn’t know if they would also count for the material participation for a rental property before it was ready to be rented.
Seeing if there is any insight for material participation in the development/construction phases so I can get earn REPS for this new multi-family development the first year it goes online. Thanks!
