Check your store for these points if you're struggling with sales, might be a few useful bits for your site

general web layout
-------------
header - ideally should have a good number of links (on desktop view). the height of the header should be as short as possible, otherwise it can cover the site content. Also large headers have lots of empty space (empty space is a big no-no, looks unprofessional). Big issue - For the shop link there should always be a 'shop all' option. Then customers can just browse without having to click back and forth into each individual collecton, which can lead to click burnout and bounce.
footer - Ideally should have your contact address, address, maybe a telephone number, contact times (builds trust and looks professional). Also it should have your socials links, about us, contact, shipping, returns, page links...as a minimum.
buttons - looks better if it's a solid colour not a frame. it's possible to CSS code in a shadow or solid shadow, which looks better (adidas has quite good buttons) makes a 'big' subtle difference. You can also CSS code in shadows on the text of buttons, again generally looks better
fonts - never use old fashioned fonts like times new roman, really affects the look. Can get some pretty edgy title fonts for things like urban streetwear which look good. Also the big title fonts and small paragraphs 'look' is quite good...nike is a good example.
colour scheme - sites that have a colour scheme (ie one colour for their buttons, announcement bar, header background, footer background) tend to be more memorable than sites without a colour scheme. enhances the brand.
email subscription popups - if you have a subscription popup try and delay its pop at least 5 seconds into landing. otherwise you're asking people to give out their email address before having seen anything of the site or products. Also a good message is key, try and incentivise them to give out their email (eg signup for a chance to win a prize, or discount code),
products - are there enough? ideally you want the 'huntegatherer' shopping experience where they have to search, compare and find something. Not an empty store with only 4 products, which makes for a bad experience (not applicable for 1 product stores).
On the other hand you can have too may products or categories. And you get the burnt out shopper effect - think of a time when you're on amazon, does anyone really want to search for a product after more than say 6 pages.
front page

At the mo, the trend for web design and the front page is to have 'a ton' of content. content-rich. If you look at the big players and most successful sites their front page is jam-packed with content. This doesnt include a few apparel sites like supreme, or the more expensive apparel brands, I personally think they would get more sales if they did.
Your front image is part of the branding. Should be high quality photography, full colour (not greyed over), with a bit of text/button over the top or better graphics, discount codes. Ideally a slideshow. Ideally with people in the shot. With the text make sure it's clear what is for sale, and make it concise :)
The front page usually includes a good logo, a front image (or better a slideshow, or a movie), a small amount of blurb (2 or 3 sentences of good copy), add to carts (more than 6, not usually more than 30) exclusive to us add to carts, featured product, top pick this month add to cart. It can also have 'as seen in' icons (eg vogue, cosmopolitan, GQ). A movie, special offers/ discount codes, an IG gallery, reviews..with name/location/stars (this gives your brand momentum knowing that people are buying from you and trust your business).
If your prices are higher than people might expect it could be good to have a small section on the front page explaining 'rarity''craft''effort' etc
If you need extra credibility. Like say selling a protein powder or maybe a lifestyle therapist....you can have a tick comparison table, graph, pie/ chart, diagram, comparison table.
A lot of new sites have a problem with 'text' on the front page. Way too much text. They have large paragraphs (which look bad on desktop, worse on mobile). Nothing worse than a wall of text. People want to see nice photos, products + prices. If you have anything with more than 4 sentences people will just scroll past it imo.
Add to carts

the photos need to be great. can you see the designs properly, if it's too wide a crop and the pic is too small on your catalogue page - people cant see the product properly ...they wont click into each and every add to cart to see it. this will affect sales. Have you got the latest theme which has all the gizmos on your add to carts...'on sale', 'tiktok fav', 'top seller', star reviews, etc
product descriptions

avoid walls of text. have paragraphs, bullet points, diagrams, charts, emojis, 'estimated delivery date', link to faq or shipping page, lots of photos and maybe a movie,
supporting pages

Go the extra mile. For your about us, have photos. For your returns and shipping pages have some drop down menus/ diagrams. For your contact us have an address, email address, maybe a map.
General points

Amazon. amazon is always gonna be a threat, but remember jeff bezos is one of the richest men in the world. If that is the case then there must surely be room to undercut and outperform his company. Also amazon sells allsorts, they dont specialize in anything ...which is an opportunity. Would you buy say protein powder from amazon or from Big Jack's protein powder store, where they sell 30 types of powder and come across as specialists. Big Jack's would have a stronger brand loyalty + trust than amazon. It does depend on what niche you go for. Tech gadgets, gym equipment, kitchen stuff, books, will generally be amazon's domain at the mo.
With sites that have higher pricepoints, and often the more successful sites generally....they tend to photo the people more than the products. Think group shots, wideangles, close ups, singles, couples, different angles, interesting locations. Good examples are Nike, Gucci, Adidas. You dont often see mid-shots of people smiling into the camera, because these are too basic. That's the mistake most new streetwear brands make. And a lot of new jewellery sites dont even have models on their site, which has a bad effect on the branding and sales imo.
Klarna. And other buy now pay later payment options. These are getting more and more popular. If you sell anything above $40 it's a good buying motivator to have klarna. And mention it on the front page (like they do with pandora jewellery)
Wizards. When your selling a lot of products which connect together (eg a solar power system with battery, wires, solar panel) a 'step by step wizard' with link on the front page is a good idea. Otherwise it can be daunting not knowing what to buy ( https://diytvwallmount.com.au/ is a good example of a wizard)
First 2 seconds. the first 2 seconds are the most important part of the customer experience. If they land on the front page ...they look at the logo then the front image then the message. If there's any confusion (like it's not clear what's for sale) or lack of clarity it affects the whole journey. You could have the most amazing site after that, but if the logo + front image arent up to scratch (the brand), it takes a heck of a lot to get back on track and lead to a sale. in ecommerce the branding is the business.
Retargeting ads -the reason you see the same TV ad's over and over is because re-targeting works, most people buy between 3-10 landings on a site. so you need to retarget your ads to these same people.
Saturated sectors - in no order these are the most saturated sectors. Doesn't mean don't sell these products, but you will have more competition and everything about your store has to be upto date and in the top 5% imo.

Bought this house 3 years back and we immediately dug up the nonnative front yard foliage. Installed a rather large garden and got about 14 plants from a native plant sale.
Over next couple years have thrown in seeds and some other plants so not quite all 3 years old but super happy with our progress! Would love any tips from some of you pros out there. Kind of learning as we go over here! Considering installing a second bed twice this size in the back.
Unfortunately made a few mistakes planting non natives in the beginning which I may remove in time. For now, I like the look of them and have nothing to replace them with.
Also accidentally snapped the bloom off my Rattlesnake Master this morning. Anyone know if it will recover? Have multiple seedlings coming up so not too worried

Me and my expwBPD bought an apartment together in the summer of 2021. We are in The Netherlands so the real estate system is perhaps a bit different from the US, but we are both owners of the apartment (equally) and also both debtors of the mortgage (also equally).
It’s a very, very long story, but I’ve only been able to live in the house for 1,5 months before I had to leave the house in January of 2022 because the domestic violence escalated very quickly and very badly. I feel I’ve escaped with my life.
Ever since I’ve left the house he said he wanted to keep the house and I was fine with that, that whole house was ruined for me anyway because of everything that happened there. I went NC 9 months ago except for contact through email that’s necessary for the handling of the house. It’s now one and a half years later since I had to leave the house and I’ve received countless and countless of emails from him saying that ‘’he’s in the middle of the process of his mortgage application’’ blah blah blah, NOTHING has happened. I suspect he can’t be approved for a mortgage because his income is too low and he knows this, and he’s just trying to string me along so he can stay there as long as possible. Recently I’ve emailed him I’m done and no longer want to facilitate him keeping the house and I just want to sell to a third party. Ever since then he’s decided to ignore my existence as if he’s not squatting in a house that’s owned by me.
This has kept going on for so long and everything he says is so nonsensical (his demands and version of reality are truly ridiculous) that I have no other option left than to sue him, so that’s what’s going to happen. It’s legally an easy and straight to the point case so I don’t expect any legal difficulties. I’ve hired a lawyer and the whole process of suing will start soon.
This is going to be hell because I know him well enough to know that he will experience this as the most victimizing thing that’s ever happened in the history of victimization and will feel 100% entitled to retaliate. He will split, have a crisis and probably try to prevent or delay the sale by saying he will kill himself, me or others if it goes through (I don’t rule out that he will actually do it either).
Has anyone been in a similar situation to mine? Does anyone have advice for me?

Seiko Adds Four Completely New Chronographs To The Prospex Collection And Four Limited Editions To The Presage Craftsmanship Series
In 1999 Seiko launched a limited edition they called the Sportura Kinetic Chronograph. It was a funky watch that used four subdials to display the time and chronograph functions. Just looking at it and you feel the angst of the end of the millennium and the cheesy futurism (not to be confused with neo futurism in architecture led by Norman Foster, Zaha Hadid and Santiago Calatrava) that permeated industrial design of the time - from Oakley glasses to Jnco jeans. There’s no easy way to say this, but it’s an ugly watch. I can appreciate the experiment. But come on.
However, Seiko believes that the four dial layout of the Kinetic was pleasing to the eye. That’s why they decided to recreate it in four new solar chronographs that they are adding to the Prospex collection, marking the company’s association with the World Athletics Championships to be held in Budapest, Hungary, in August. Officially called the Seiko Prospex Speedtimer Solar Chronograph, all four watches sport a new movement with the Seiko Caliber 8A50, a 1/100-second chronograph with a +/- 15-seconds per month precision rating.
The Seiko Prospex Speedtimer Solar Chronograph watch is 42mm-wide, 12.9mm-thick, and its lug-to-lug distance is 48.3mm. All four watches have the same case and bracelet design but in different executions and ever-so-slightly different prices and naming schemes. I could go on into detail about the dials and colors, but it’s all just a bit confusing. You can hop on over here if you would like to know more.
Two of the models will be limited edition of 4,000 each and two will be regular production models. The Seiko Prospex Speedtimer Solar Chronograph watch prices range from 890 Euros to 970 Euros, and all four versions will be available from July 2023. Regular readers of the newsletter will know I keep things very chipper here and don’t pass judgement. But these new Seiko’s are just baffling to me. They look like those Diesel watches you buy at the mall. Am I wrong?
Thankfully, Seiko has another announcement for today. While they have shown these watches previously, they are now starting to sell these stunning Presage Craftsmanship Series watches. Marking the 110th anniversary of its first wristwatch, the Laurel, Seiko is putting out two pairs of these limited edition pieces, with each featuring a dial made by a dedicated artisan or craft workshop through a traditional Japanese decorative technique — enamel, urushi lacquer, Arita porcelain, and shippō enamel. All four models boast a new case shape, a fresh dial aesthetic, and an in-house automatic movement. And they are now hitting the market.
And despite Seiko’s price increases for recent releases, these new editions seem to align with their predecessors. The white enamel SPB393 retails for €1,650, the brown urushi SPB395 for €2,000, the ivory Arita porcelain SPB397 for €2,000, and the blue shippō enamel SPB399 for €2,250.

Breguet Gives Us Two Redesigned Variations Of The Classic Chronograph With The Type XX And Type 20
Just the other day I linked to a great article on Type 20, the references issued by the French military in the 1950s. There were many brands who stepped up to produce these Type 20 watches, but the reference has stuck around to be synonymous with one brand in particular - Breguet. They have been making the Type 20 for years now, with occasional updates, but now Breguet is unveiling the new Type XX and Type 20 – a civilian and military-inspired take on the classic design - which is the biggest change to the line.
Despite at first glance looking like it’s two of the same watches with different dials, the Type 20 and Type XX are actually different watches. Both watches come in the same steel case that measures 42mm wide and 14.1mm thick with bidirectional steel bezels and matching lume pips. But this is pretty much where the similarities stop. The Type 20 has a military inspired dial with mint green lume and syringe hands, while the Type XX is a civilian version with a creamy yellow lume and alpha hands.
The Type 20 and Type XX both have a new self-winding movement, the Calibre 728 for the civilian version and Calibre 7281 for the military version. Each movement has a column wheel, vertical clutch, 5Hz frequency, and flyback functionality with 60 hours of power reserve, plus an inverted in-line lever escapement with a flat silicon balance spring for increased durability, longevity, and magnetic resistance.
Why two different calibers? The difference lies in dial layout and how useful it would be in military or civilian applications. On the military version, you only have two registers, with a 30-minute totalizer at three o'clock, now larger than the 60-second totalizer at nine o'clock. Meanwhile, the civilian version has a 15-minute totalizer at three o'clock, a 12-hour totalizer at six o'clock, and running seconds at nine o'clock.
This is not a cheap watch. It will run you $18,000. But it might just be one of the best vintage revivals we have seen in a year full of vintage revivals.

French Watchmaker Yema Teams Up With Alpine French Racing Team To Mark The Most French Race With Five New Watches
One of the most legendary races in the world starts on Saturday and ends on Sunday. Yes, it’s the 24 hours of Le Mans. The race is, of course, one of the most recognisable french things, alongside the croissant and hating tourists. You know what else is very french? Alpine, the legendary car manufacturer that gained it’s fame with the quirky A110 and is currently doing really well (under Renault ownership) with its successor, also called the A110. Alpine will be present at the 24h of Le Mans With their Endurance Team. If only there was a watchmaker that could join in, making it a French hat trick. There is. It’s Yema. Yema has made five new watches to mark Alpine’s stint at Le Mans - the Yema Rallygraf A470 Limited Edition and four Rallygraf Alpine Endurance Team Automatic models of which one is mechanical while the other three are powered by the Seiko VK64 meca-quartz movement.
The Yema Rallygraf A470 Limited Edition takes all the right cues from 70s racing chronographs. The stainless steel case is 39mm wide and 12mm thick without the double-domed sapphire crystal. The solid caseback shows the Alpine Endurance Team logo and the limitation of the watch. The dial is finished in a gradient-blue colour, Alpine’s signature color, with a vintage dashboard-inspired bicompax layout and Alpine’s logo on the chronograph seconds hand. Inside the watch is the Valjoux 7753 and the watch comes on an appropriate black leather rally strap with a steel pin buckle. This watch will be limited to 470 pieces and can be pre-ordered for a price of USD 2,190 with delivery expected in September 2023.
This runs at a frequency of 28,800vph and delivers 48 hours of power reserve. The watch comes on a black leather rally strap with a steel pin buckle. Limited to 470 pieces, tying in with the car, it can be pre-ordered for a price of EUR 2,190 with delivery expected in September 2023.
Then there’s the meca-quartz variants. They take the same case as the Rallygraf and give it three variations - white dial with a blue outside minute track, a cream dial with a black outside minute track or a black dial with a cream outside minute track. All of these are also available for preorder now for EUR 399 and will be delivered in September 2023.
Yema also announced a second mechanical watch made in collaboration with Alpine, the Rallygraf Alpine Endurance Team Automatic. This will officially be unveiled this coming Saturday at the Circuit de la Sarthe, during the racing weekend of the 24 Hours of Le Mans. Although we don’t know all the details at this moment, we can see it’s made of stainless steel, comes on a multi-link bracelet or black leather strap and has a black dial. The bidirectional rotating bezel can be used to calculate speeds, in combination with the inner ‘Temps Ecoule’ flange in white and blue. It is powered by the in-house Calibre YEMA2000 and will cost USD 990.

The Dan Henry 1970 44mm is back with new colours and the same, affordable price
You might know Dan Hendy as the microbrand that has been pumping out vintage inspired watches since 2016. What you might not know is that they made their name with the Dan Henry 1970 44mm Automatic Diver, the first of their watches to feature an automatic movement. While it might not seem like a big deal, it was for Dan Hanry and the shoppers in the sub $500 range. While Dan Henry serviced it’s customers by providing good value for money with quartz movements, the 1970 44mm Automatic Diver was the first time they offered a mechanical movement at such an affordable price. It sold out instantly and now, four years later, they are back with a limited edition of 1970 pieces.
It’s a very big watch. Very big. The heavy stainless steel super compressor style case measures 44mm in diameter and is 14.8mm thick with a 50.5mm lug-to-lug length. Despite these large dimensions, and with all other manufacturers fighting to go smaller, people still love this watch. They love it enough for it to go for over retail on the secondary market, which is not common for a watch in this pricepoint. Both of the crowns, one for rotating the inner-bezel and one for adjusting the time, screw into the case, giving it 200m water resistance.
The dials get a contrasting pop of color on the outskirts. There’s the black and orange, as well as the black and off-white with a black case and blue with white color combinations. Each version comes with its own colour-matching FKM rubber tropic strap. To keep the price low, the watches are powered by the Seiko NH35. Not the best movement in the world, but it gets the job done for an exceptionally low price.
The new Dan Henry 1970 44mm Automatic Diver is limited to 1,970 pieces, available from Dan Henry and costs $310.

Bamford Teams Up With Land Rover For The LR002 Limited Edition
Somehere near the end of last year, Land Rover designed their first watch. They called it the LR001 and they turned to Bamford to put the watch into production. It was a great looking field watch made of titanium and all in shades of grey, with a decent price and limited to 100 pieces so they all sold out very fast. Now, Bamford London and Land Rover are bringing it back with an updated, equally limited, version in all black called the LR002.
The LR002 is pretty much the same watch as the LR001, except for the color. While not a fan of black watches, this isn’t a bad thing, as it gives you a chance to buy the sold out Land Rover watch. What is bad is the price, but more on that later. The case measures 40mm wide and 13.25mm thick, and is made out of DLC coated titanium. It has a shape that resembles a field watch but much more modern and has fixed bars. From photos, due to the thick case and fixed bars, this watch looks to wear much larger than it actually is.
The dial seems to be much more interesting than the case. It has a sandwich construction with the top part having a matte black surface and the underside being filled with white lume. And by alternating circular and oblong cutouts, there’s a dynamic look to the dial. Inside the watch is the same movement as in the LR001, the Selita SW200-1B, and it’s delivered on a leather NATO-style bracelet.
The LR002 will have a run of just 100 pieces that are exclusively sold through Hodinkee. At the time of writing there are still pieces available for sale at a price of $1,700. And that’s the biggest issue. The LR001 sold for about $1,300 and the only difference between the two watches is the DLC coating. Is it worth the price difference?

The Casio A120 Is The Best Pairing For Stranger Things, But Do We Need It?
The immense popularity of Stranger Thing undoubtedly lies in it’s 80s nostalgia that reminded us all of our childhoods. While playing to our good memories, it also roped in new generations by picking the best the decade had to offer and presenting it as something cool. That’s why you have a bunch of kids out there listening to Kate Bush and Metallica, while wearing Casio watches and buying VHS tapes. So it only makes perfect sense that Casio would team up with Stranger Things for a limited edition watch, and what better reference to do it with then the A120. This is the Casio x Stranger Things A120WEST-1A.
The watch is a classic Casio A120, with a 33.5mm x 40.7mm rectangle case and since it’s plastic it weighs only 25 grams. It’s not filled with a bunch of functions, but it does have a chronograph, alarm and calendar and you get three years of battery life. There’s a number of Stranger Things references on the watch - there’s a silhouette of the series’ demogorgon monster beneath the digital display and the LED backlight flickers and rapidly blinks just like the surfacing of a demogorgon in the show. Once lit, you can see the watermark of an upside down Stranger Things logo.
Casio has not announced when the watch will be available or how much it will cost, but you can keep an eye out on it here. Is this a nice homage to a good TV show, or just another example of over-consumerism and corporate media properties slapping their name everywhere, without actually making a meaningfully authentic version of the watch?

Watch Worthy - A look at an offbeat, less known watch you might actually like

Dryden is a go-everywhere-do-anything watch with plenty of options
Great dials are always appreciated, but no matter how good the dial is, it doesn’t matter if the watch isn’t wearable. The excellent design choices found on the dial of the Heartlander follow through to the case. Crafted from stainless steel the 38mm-wide case has a lovely 46mm lug-to-lug distance and is only 11.2mm-thick from solid steel caseback to domed sapphire crystal. These dimensions are in the Goldilocks region for an everyday watch for me and my ~6.5-inch wrist. The cases are predominantly brushed except for a thin highly polished bevel that flanks each side of the lugs.

31 years old and I don’t have shit going for me. I tried desperately for the past few months to get job but it was just the same results. I basically get no replies.
Most jobs I see require some experience in certain areas, and I obviously don’t have them.
I had a job at a call center back in 2016, but that didn’t last long since I had to stay in training for another week when I didn’t meet sales quota. On that last day, I knew last day I was going to get fired and the final irate customer I had to deal with pissed me off to the point that I just quit on the spot.
Ever since then, I just been on my ass in my parents house and I know for a fact they’re tired of this and I am too.
I really despise myself and I really think I should just check out. Sure, my family will be devastated, along with a couple of friends I have left, but who knows… they’ll get over it soon…
I got no one to blame but myself… I definitely lost at the game called Life… I mean, what’s my place in this world if I’m not contributing to society…?

I (30M) recently inherited the house we grew up in after our parents passed away. My sister (27F) and I were very close to our parents and the house holds a lot of sentimental value for us. However, the house is in a different state, and it's not practical for me to move there or maintain it as a second home. I've been dealing with all the legal and financial aspects since I was named the executor of the estate. It's been a stressful time, and the expenses related to the house (property taxes, insurance, maintenance) have been a significant burden. I decided to sell the house and use the money to pay off some of my student loans and invest the rest. However, when I told my sister about the sale, she was livid. She said that she had plans to buy the house from the estate and keep it in our family. She's accused me of being selfish and not considering her feelings. But she never mentioned her plans to me, and I can't afford to wait indefinitely for her to be ready to buy the house. Just posting out of curiosity really, wonder if anyone else has had this happen before.
For the first two years after moving in we we’re really close with our neighbours. BBQ’s together, invited into each others homes. Sharing items and gifting each others kids etc.
We’d chat often and appeared to get on very well. We used to share a front garden and would take turns cutting it etc. In the summer they would hop over the back fence and our dogs would play together etc. They shared personal info about themselves and vice versa. I considered them friends. It was very pleasant.
My neighbour had an accident at work and damaged his back, he told me about this and I offered support. However from this moment onwards they started acting strange.
They began to ignore us, they just stopped talking overnight and we could sense an atmosphere. I made an effort for a while thinking I might be imagining it but it was clear I wasn’t.
They stopped cutting our section of grass and only did their own (we used to make jokes about this being a sign on feuding neighbours on the estate). They began placing their bins on our land, blocking our access.
They then without mentioning began making changes to the shared front garden. And just today, they have now just put their house up for sale.
Honestly it is what it is, I’m not losing sleep over it. However I am racking my brains trying to understand what happened and why they turned into difficult neighbours overnight.
Really weird.

I‘m a huge Taylor Swift fan, have been since 2008 when Love Story came out. Back then only one childhood friend of mine shared that love for her, most of my other friends didn’t even know who she was (I‘m from Europe, she only really got famous here once her fourth album Red came out). So for years, I listened to Taylor Swift pretty much on my own. Then, one day in 2012, We are never ever getting back together is everywhere, and so are all the other singles from Red. My friend Amy, who I‘ve known since we were ten, started showing an interest in Taylor’s music and since we rode the bus to and from school together we‘d listen to her every morning and afternoon and I also introduced her to all of Taylor‘s older stuff. She became a casual fan and then bam, two years later 1989 is released and she‘s just as big a fan as me, we talk about her music all the time and even go to the 1989 world tour together. Our love for Taylor Swift is one of the things that connects us to this day.
Now my best friend, Valerie, who I‘ve known since we were about 14, became a Taylor Swift fan during the pandemic with folklore and evermore. She has started listening to the older stuff but mostly just the famous songs like You belong with me and some songs from her later albums Reputation and Lover. A few weeks after Taylor announced her Eras tour she sent me an article about it and asked if I knew anything about international dates and during the past few months she has occasionally made comments that sound like she assumes we‘d go to the Eras tour together (provided Taylor comes to Europe and we get tickets).
The entire time I have been planning on going with my friend Amy, we‘ve been talking about outfits, what songs would make great surprise songs, the things we would do to go to this tour like selling our parents’ houses or some of our organs, sending each other videos from the concerts on social media etc. (I know how crazy ticket sales were in the US, pls let me live in delusion okay??). I know Taylor hasn’t even announced anything for Europe yet, but I want to prepare myself for telling Valerie that, should I get tickets, I will be going to the Eras tour with Amy. 2023.06.07 12:35 Socksonfloor22 Meeting on Fines turn into another sales pitch..

We took several hours to gather more evidence and state our case to impose legal action on a party wall villa owner causing serious damages to our side (inside repairs ect) . we now know HOA can NOT do a damn thing to enforce an owner to repair. So we had another strategy. We went for HOA neglecting a common element which now has inadvertently caused and will cause damage to our structure. After all, they cannot dismiss problems with a common element, right? Wrong. Within 20 minutes, the conversation turned into another sales pitch on community repairs (ie kickbacks) and a bunch of Karens running the show. Will this ever end. A certified engineer stated a long gutter needed to be installed to every unit that runs along pond about 10ft down the embankment. Our duplex is in the front. Careless owner in back was responsible for installing. He did nothing. They did nothing. Fast forward 2 years later, this has now caused erosion, and a very good reason why a pipe burst under house, neighbors side. Even a shift/slide of the cement foundation walkway in back. Now Considering they can’t do anything about an owners personal structural repairs again we feel this should have addressed. Nope. The excuse is again, we cannot make him do anything. So even if an engineer stated this is required for proper drainage, on common element, it gets neglected cuz this guy doesn’t want to do it, cuz it had to be attached to his unit? It’s a certified engineer for Pete’s sake. Any ideas? This is so sick. My 80 yr old mom thanks anyone who could help, what these sick people are doing has gone far enough. She just had to beg them to approve a roof replacement. And wallah, after waiting 6 weeks, having a contractor all lined up, they change the shingle manufacturer to the ones they will (or their kickback buddies) will use at the last minute. And pitch it to us! We are this close to taking legal action, file a restraining order if we could for them to not come within 10ft of us. And there’s another pitch… Are these people even human.

Hi Folks, I'm UK based and filed for divorce back in January. Our condiional order has just come through and we employed the services of Amicable for our mediation and finance agreement.
We have only really our house and some savings. My ex is due to receive some inheritance towards the end of next year but we dont know how much yet as its dependant on a house sale. We have two kids at Uni and two at secondary school. Only the younger two are under 18. At the moment I live in the family home and my ex has moved into a rental. she is in a new relationship so this works better as far as that is concerned. We have the kids 50/50
My ex earns a much lower income than me so that any split would end up with her needing about 80-90% of the money to meet her housing needs.
Amicable told us that our choices are putting it very basically:
1 - I buy my ex out but I dont have enough unless she agrees to take her inheritance into consideration.
2 - We sell the family home now or later, split the money accordingly and move on.
For option 1 - we have to stay married on the conditional order step until we agree on the financial settlement. For option 2 - we could potentially negotiate a settlment right away and divorce sooner.
I was wondering if it might be easier to sell the family home give her all of the remaining equity and keep my pension (she could use her inheirtance for hers). This will allow her to live mortgage free and then I could rent and then save for a deposit and start again. Assuming she agrees to this then does anyone see any issues with this? Of course I could push for more but I feel like I want to just draw a line, close the book on this part of my life and move on.
Have any of you just "thrown in the towel" and givne your ex everything and found that its better this way? Interested to hear opinions

So…Me and my mom used to be thick as thieves until she met my stepdad which is now her ex husband (still my stepdad though he’s a great man) and idk if she just got older and did a whole 360 or I got older too and just started realizing how much I don’t like her as a person. I’m 33 she is 54 soon to be 55, and she irks every ounce of my existence. She is narcissistic selfish dramatic past obsessed she lies and twists things tickle her fancy and NEVER takes blame..she is also extremely intrusive. My husband and I have a son now who is 19 months old. She always claimed she wanted to be a grandma but the times when we are speaking she hardly ever asks about him..doesn’t buy him anything (which isn’t really important it’s the principle) when she does stop By it’s always and I mean ALWAYS either before any of us are awake or RIGHT when I’m getting him down for a nap. Hell she beats the damn door down like the feds finding the biggest drug dealer ever. Then she stays for 5-10 mins long enough to take forced pics with my child so she looks like a real grandma on Facebook 🤦‍♀️ she’s always in a hurry or some bullshit. She never even calls to see if she can come over or if we have something else going on and I’m a big fan of at least a text ahead of time..but God forbid we not be home or have company then it’s “oh I see you or you keep him away from me” she doesn’t work she has like a thrift store and my Sons other grandma who is extremely involved btw my mom always acts like she’s in competition with her because she owns a well known restaurant in our area and she does A lot for my Son. She doesn’t offer to help me do anything like babysit or help me clean when she says my house is “filthy” and she’s always got something negative to say or has something to blame me For like being close with my nana who is her mom and she always tries to tell me Things she supposedly said About me trying to get us against each other. Mother’s Day I spent all day with every little dime I had made from a yard Sale which wasn’t much to try and find her the best present and get some Pics of my son printed for her as well and it took forever and I wanted one on canvas for my mother in law they then come up and tell me they have to redo that one. Btw we had been sick the previous week and so I did a yard sale the Saturday before from 7-4 and I was too tired to go shopping afterwards so I went when we got done seeing my MIL who was at work. My mom is very big on gifts and is hard to please with them so I really wanted to find something great well I got home about 6pm and she refused to see me I took my Son to her house anyway we banged on doors and windows my phone was dying so I sat on her porch charging it trying to call her she never answered my calls texts or the door and I broke down crying because I wasted my own Mother’s Day trying to make hers special and didn’t even get to spend much time with my own kid. So am I the asshole for ceasing contact with her after that? Oh also she posted my newborn son on Facebook Right after he was born and we hadn’t even decided to do so yet, she never asked and then told her friends and my family I didn’t want anything to do With him because I was on a lot of pain meds and felt so messed up after my c section so the nurse asked if I wanted her to take him to the nursery so I could rest an hour or 2. Mind you I had held My child before this happened.There’s so much more I could write and I have so many texts of her narcissistic behavior but this is long enough lol now She’s trying to get me to apologize and I’m so just confused and exhausted by her.
