Hi there! I am a newer Cosmetology instructor at a small school in the midwest and I am a white woman. I started teaching early this year after owning my own studio where I was lucky to serve people with all sorts of textures. The student body is diverse but has a lot of young white students from small surrounding towns, this includes the student I will be talking about. I am seeking thoughts/advice/perspective on a concern I have at my new workplace with this very long post. There’s a TLDR! Lol
Yesterday, a Black woman was on the schedule for a detangling service. It’s not a service that’s listed on the menu but more of a special note on a “wash and style” service stating that the client is dealing with some extreme tangling or matting of some kind. She came in and I joined her and the student (white) for the consultation where we learned that she did have some moderate matting due to depression. She mentioned that she is a regular and comes in relatively often for the same thing - I just hadn’t met her yet. So I give the student tips on caring for her today and let them get started. The student is nervous as she’s never done a detangling service and I think the client was noticing because when I’m working around the clinic floor helping others, I see the client take the brush from her a few times and brush her own hair a bit. I can tell by the student turning red at the cheeks that she’s feeling embarrassed or upset so I come over and help her finish detangling and it goes pretty smoothly. The client is very quiet and seems irritated so I check in but she doesn’t share any complaints or anything with me. She decides she would like a silk press (something this student also hasn’t done on a paying client yet) so I get her what she needs, give her a run down of the steps and let them get started.
An important note: I went to get another student started on a haircut and this student says “the woman with other student was really rude to me when I did her hair. Hope it’s going better today.” and I said it’s going fine and I’m sorry that happened.
I check in and the student seemed to struggle so I step in and help more. At this point I notice that the client seems to stop talking when I come by so I check in and make sure she’s doing okay and all that. We finish the service together because it’s been a few hours at this point and this woman has been getting a lot of work calls so I felt bad. We chat a bit while I help and it was pleasant. She asked about another student (who is Black) who was doing a different service across the floor and said she wants to see her next time. I could see the student I was helping slightly flinch at the comment and I, admittedly, didn’t know what to say. We finish and it looks nice so I sign them off and go take my lunch.
When I come back, the student approached me and said she was unhappy about that service. When asked why, she explained “that lady didn’t like me because I’m white” which I’ve heard a couple students say before and my reply is “did they SAY that?” (and the answer is usually “well…no”) but in this case the answer was yes. She said that any time I walked away, the client would say that I don’t know what I’m doing and that none of the instructors here know what they’re doing and she is only happy when she’s a Black student but when she calls and asks to see one, the front desk won’t do it. (which is true - we won’t book people based on requests like that) I am very sensitive so this made me pretty sad but the student was angry. It was clear this had an impact on her and she expressed that she doesn’t want to do a service like that again. I did my best to assure her that this was a person dealing with a lot and that this is not what she should expect in the future but she didn’t seem receptive. After discussing with a coworker, I learn that this type of thing is “going to happen a lot” - Black clients being upset with white students out loud and white students becoming disinterested in learning more. I also learn that this particular client took a walk around the clinic floor and asked a couple Black students about doing services for her in the future. These students were confused/uncomfortable.
I am feeling very stressed about this as I am really passionate about my new career teaching and I am excited about having a positive influence over new stylists. An aspect of this making sure students that I teach can and will welcome anyone into their future chairs. I am also passionate about anti-racism and respecting Black people’s wishes for their own hair. Does anyone have any thoughts or advice on how I can make both work? These students are students and they all have different skills and learn at different rates but they ALL need to practice. Silk presses aren’t the only imperfect service being done. Us instructors are always having to fix cuts and troubleshoot color because the clinic floor exists as a practice space. I feel like people sometimes forget that and I am afraid it’s going to lead to more racist behavior in these new hairstylists. But as I type that out, I feel like I’m blaming disappointed Black people for racism which is insane. Ugh. If anyone made it this far, thank you so much and I’d welcome any thoughts.
TLDR: students struggle with learning to perform most services properly but there is an extra level of tension between a white student doing a mediocre job on a Black person’s hair -a Black client is very outspokenly disappointed that she is with a white student and the white student is angry. I feel that it’s the responsibility of Cosmetology schools to fix the divide in the hair industry but I, personally, feel ill-equipped.

2023.06.03 14:15 Commercial-Ad-1614 I hate delivering to businesses!!!
The day before yesterday I got a batch order, I noticed that one was to a business but then I saw it was to an animal hospital, so I said oh cool, I'll do it, I'm even willing to bring this stuff in because I'll see some cute little puppies and kittens in the lobby.
The orde had a lot of heavy items like cat litter, huge bags of dog, and lots of gallons of distilled water. The tip was appropriate for the items and distance so I took it.
So when I get there, there's a lot of doors. I called to see which door they wanted me to come through and the phone is busy, I called twice. I go into the main entrance, and I'm standing there with two gallon jugs in each hand. I waited until the front desk receptionists were finished with the customers, then I playfully said, "your WalMart delivery has arrived" without even looking at me, she puts her finger up as to say wait. She was looking down, so I assumed she was doing some paperwork, so I waited a couple of minutes. Then she looks to her co-worker, and they start joking and laughing, not even looking or acknowledging me. I then put the jugs down and went to go get more things. When I came back in she said, "you need to take that stuff to the back". Are you kidding me?! "Who are you talking to like that" I'm thinking to myself. If she had said asked nicely, I would have forgotten how rude she was initially. So I told her, "I'm not even supposed to bring anything in, let alone take it to another room." She then says of course says "everyone else does it" I didn't entertain it because I knew if I did, I would have gone TF off on her.
So I go back out to get the rest of the things., I thought to myself, let me take this stuff to the next room because it was just 5 ft away, because I knew they would probably reduce my tip and give me a bad rating. So I'm taking the stuff to the back, once I get it all in, a woman comes up and says I have to take inventory, I'm thinking to myself okay does she expect me to take this stuff back to my car if everything isnt here? Because I've never seen anybody do that, and I'm thinking all of these spark drivers have been spoiling these damn people, and now they're just getting away with all types of stuff. I told her if anything is missing, you would have to call customer service because there's nothing I can do, I don't work for Walmart, in a very nice and tactful way. She says if there's something missing, we're not going to accept it. I'm like are you kidding me? So then this tall gentleman (I'm assuming he was the Dr) says to me, "why can't you bring the stuff back, everyone else does it." I'm thinking to myself he must think he's Big bad Doctor man or something, because why would you be saying that to me when you see I brought the things back? what was the point? So I then said, "people bring the delivery back because someone is attempting to intimidate them, they don't want a bad rating, or they don't want their tip taken back because people can be Petty and spiteful." After this they say nothing.
So the lady that took inventory says, "okay everything is here." so I leave. I will never take another order from a business again. I don't care how big the tip is, that delivery took too much restraint because I really wanted to go off on these people. I think If it wasn't my last delivery for the day, I would have gone off.
So here comes the next day. They proved me right with the pettiness and spitefulness, and took back the complete tip, and gave me a bad rating. I'm so enraged! I'm usually not a vindictive person, but I want to call everyone that I know and tell them to go to their business site and give them a bad rating. I was thinking about going on their site and letting their customers know what type of people that they're bringing their dogs and cats to, but I know that Google will take it down because it has nothing to do with the their business or services. Any suggestions?

[TLDR at the end] i have no idea how it all works but im looking for a new place to live as my current landlord is selling the house, i cant really get a mortgage yet (at least a year maybe 2 before im ready) but while looking at rentals i saw a mobile home for sale, it was £30k and looked nicer than a lot of the houses ive been looking at renting at £600 a month plus, ideally i want to stay in the area so i can still walk to work but not many places come up round here for rent in general and when they do theyre often pricey and much larger than i need.
so i started looking at others out of curiosity and then noticed the log cabins many of which are like very nice little houses and can be had for about £15k obviously you have to build it and kit it out etc but even adding the extra for that which can be done over time its cheap i also know professional plumbers, electricians and a few other tradesmen to help. while i cant get a mortgage i could likely do that much across a few credit cards and just do extra on my side hustle to get it paid off instead of renting, theres plenty of space, a bathroom, a kitchen, pretty much all i need really. the only problem, where to put it?
now my mum has finished paying her mortgage on what was a council house with quite a large back garden which could easily accommodate such a cabin and lives in the area (id ask to buy some of the garden or pay her rent but i know she wont accept it) so are there any legal issues with me living in one of these things? is planning permission needed? (L8.5m x W3.5m x H2.9m) would it alter the council tax band or anything? (my sister also lives there so she doesnt get single person discount etc)
the house did used to be 3 bedroom but was converted to 2 bed, also about 10 years ago planning was granted for an extension that never got done (so i assume if its needed it could be gotten but i think it was a grand or two back then) it seems like a pretty easy way for me to sort of cheat the system and build my credit rating and deposit savings for a few years while the bad things drop off my credit record, im thinking there must be some sort of catch here? what am i missing?
[TLDR] can i legally build and live in an L8.5m x W3.5m x H2.9m log cabin in my parents garden?

I love the seltos but main reason I want to switch is because even though they can't steal a 2023 kia it won't stop people from breaking in thinking they can steal it. And I would love to have a peace of mind when parking my car in public. Do you think it's worth it or just stick with the kia. I just want to cut my loses now before the car depreciates even more.
Also for some reason my insurance is higher on the crosstrek than kia according to geico quote by $200 for six months.

Trying to add some more abstract mechanics for wealth and currency to my game, I stumbled upon an idea when looking around for magic systems: currency as a d6 pool that you can roll and add to the roll where money might help, like a bribe or an acquisition.
Basic resolution-mechanic The basis of my resolution is that you have
Approaches (Careful, Clever,Flashy, Forceful, Quick, Sneaky) and
Competences (Athletics, Combative, Mindful, Skilled, Social) where most start at 0, some at 1, and the combination of what makes most sense in the situation and describe action is the number of dice you roll. In addition you can add an extra dice by taking stress or by teamwork by the supporter taking less stress (Blades in the Dark). Giving a range of 0-3 dice to roll.
Next the players have
Tags (descriptive words, aka City of Mist / Fate aspects) divided into multiple categories: Traits, Tallents, Tools, Transport, Turfs, etc; that says something about what it is, how to acquire and how and how often they might be changed or removed.
Tags can be used when performing an action to either:
- Give permission for doing the actions and/or setting the position/effect.
- Increase the value of a dice by one. Can be used max three times* per action.
GM sets position and effect as in Blades in the Dark, but the position determines a number of Dangers (consequences) that are presented to the player. The GM might also add Opportunities (bonuses). Both are represented by cards.
The player then rolls their dice pool. Any value of 5+ can be put on a card to either not suffer the consequence or to gain the bonuses. So most time a player always succeed**, but it is a matter of how much it costs in harm, expense, game time and narrative impact.
\To stop a player to look through every tag at their disposition, and any roll of 1 cannot become a success.*
\* Sometimes the danger(s) might be “Failure”, that must be ‘blocked’/’overcomed’ else the action fails If rolling poorly you might need to choose between succeeding and taking the damage.*
Currency as a d6-pool Back to the “currency as a d6-pool”, I am thinking that the characters start the game with some currency dice, and gain more when doing jobs/missions/quests as payment.
Each time you roll and money might help like making a bribe or an acquisition, you also roll all your currency dices. You need a 5+ for a success as normal, but here are the difference from the resolution from before:
- You may combine/sum currency dice to create 5+ values.
- Currency dice cannot be modified by tags (maybe some can, but must be more specific than normal?).
- Any dice spent is removed from your pool, you do not need to spend dice if you do not want to.
And that's the basics of the rule. The roll represents the valuables and cash at hand that might be traded for other things, without going into details.
Currency tiers/scale To add some more to it I am thinking of adding tiers of Currency dice using the tried and trough division of CoppeBronze, Silver, Gold, Platinum. I think this also works okay as tiers in a more sci-fi setting I am planning. “Welcome to Athena Premium. Please have your Silver-membership card ready for your purchases”.
This can help me keep the numbers low and give some teeth to some payments of a request/job.
Can also be used to set “difficulty” (not the word I am looking for… but the one I am coming up with right now). A hobo might be swayed by a little coppebronze, but a rich salesman needs some gold.
Buying stuff Buying stuff is a resource to use to acquire tools/transports/turfs-tags or to improve/upgrade them.
When buying stuff it is a matter of determining the tier it belongs to and the number of successes needed to buy it. CoppeBronze is used for tools and daily life stuff. Silver for buying things in scale of a transport, Gold can buy you a building (can use the Area-table form here as a base

Roll your currency dice and spend enough to buy the thing.
One idea I am starting toying, taking inspiration from the Fate Space Toolkit, is that larger stuff like a space-ship and buildings consist of multiple modules/rooms containing different equipment.So more modules/rooms equal larger ships/buildings, more equal higher cost, and in addition can be used to create a floorplan.
Don't sweat the small stuff All small stuff, clothing, etc. are considered part of your other tags, ex. if you are “Rich” you have fine clothes, and a “Skillful Thief” you might use their tag as a permission to lockpick a door or chest, as you can assume you have some lockpicks in your pocket or uses a hairpin or something.
Small stuff might be “bundled together”, for example, you do not buy a single “bullet”, you buy a “box of ammunition”. You do not buy a “lockpick”, you buy a “lockpick kit”, etc.
Bundles, larger tools / signature geaitems both have a cost and often take up inventory slots (to limit the number of such tags you can carry with you, that is an intensive for a transport or hireling so you can lug around more stuff).
Overspending and exchange currency This is the territory I am unsure of. My initial idea is that each difference in tier between your dice and the expectation adds +-1 to the roll of each dice. So if the tiers are similar, no modifier. If you spend Platinum when expecting Silver you add +2 to the value of the roll (success on 3-6). Or if you spend Silver for Gold you add -1 to the value of the roll (success on 6, or must combine).
To add more to the value of higher tiers, you degrade the dice a tier if spending on a lower tier instead of losing it. I think it seemed a bit sour to use a high-value platinum to pay for lower tier stuff, but did not want you to not spend anything.
Also not entirely happy with the exchange rate or that you could use CoppeBronze for Platinum tier. So I was thinking of setting a limit that you can only spend a currency at one step lower than the expectation, or increasing the +- to 2 per tier (effectively making the lowest tier to auto fail against the highest and the highest an auto success against the lowest, not that I am against that).
Tested around a bit. Concluded that the sliding expectation of tier makes the numbers/table move, and “math is hard”. So the next idea was adding a fixed number, the first being -5 up/+5 down a tier. Quickly realizing that this equals to needing one / gaining one extra success. Making a CoppeBronze needing 1/2/3/4 successes per tier (lowest to highest) for doing one ‘resolution’ and Platinum producing a number of successes of 4/3/2/1 (lowest to highest). Again considering doubling the numbers.
If doubling the numbers the logical exchange rate then is 2:1. Seems still somewhat small. So maybe 4:1 or 5:1…
For exchanging, most of the time it does not matter so much, but exchanging low tier to higher may be interesting as a narrative scene sometimes.
Questions/seeking feedback Is the system sound? Are the currency tires okay? Needed at all? What to call the lowest tier? How to exchange, if at all?
Need to work on the terminology, so any tips/ideas here are also appreciated.

I just opened an account with EQ, and really love their offerings. The interest rates and cash back are super appealing, and I’d like to move most of my banking needs over to them.
I am still tied to TD as I still have a student loan with them that I’ll be paying off for a few more years, but I’d like to switch everything else over to EQ.
Any advice for switching over? I’m struggling with the idea of the process. Bill payments that I do manually are easy because I can just e-transfer money to EQ before I make the payment from my EQ account, but the thought of trying to switch over everything on auto-pay and making sure money is in the right place (either TD or EQ) on time feels daunting.
Once I do have everything switched over I’d like to close my TD accounts, except for one where my student loan payment comes out.
I’m not really sure what kind of advice I’m looking for here. I think I’m just afraid I’ll miss something and end up with NSFs at TD because I couldn’t figure it out.

I moved out of my apartment and my internet service charged me again before I got a chance to cancel. Yet my card expired the day before they charged me so they didn't get their auto-pay from my account, and they don't have my credit card info anymore.
Normally I'd go ahead and pay it, but this company has raised the price on me without alerting me on almost a monthly basis in the past year, to the point that it's almost doubled in price from when I started their service 2 years ago.
In my mind, I've paid well over $100 in unwarranted increases in monthly rates. So I straight up feel like I don't want to pay this final month they charged me. It's not even about the money, I could pay the extra $100 one last time, it's about the principle of how ridiculous they've become as a company.

2023.06.03 13:49 _cityofgod Tenant committed fraud, insurance company paid them anyway
I recently told a tenant I wasn't renewing the lease. A week later the tenant sends in a video of them falling on old steps outside. It was a very convincing video, he pulls out his cell phone right before the fall, the insurance company thought it was real. The steps are older and the tenants know that and have complained before and we re-secured them 3 weeks ago.
A few days later I sent a contractor to fix all the steps. The claimant came out and told the contractor.. "don't fix the steps bc the landlord won't pay you". If you truly hurt yourself and were concerned about your safety, why the hell would you ever say such a thing.
Had a similar event with a previous contractor, they wouldn't let them do work, the contractor believed the tenants were trying to get me in trouble with the city.
It was only 1400$ for the settlement.. but I will ultimately end up paying for it bc of raised rates. The adjustor didn't care..she thought the video was real..didn't care about them telling the contractor not to fix the steps or the previous contractors who all were willing to testify.
They just wanted to pay and get on with it and I will end up with the bill bc of my rates raising. This is not ok.

Few years ago I came across a facebook message of a woman begging for help as she was in a very difficult financial situation and was unemployed. I went through her profile and saw that was also begging for help on other pages etc. explaining her situation as well. I believed her story & because our country has a very high unemployment rate and poverty is growing.
I felt so bad and decided to give Sadaqah, but I made the mistake of not making myself anonymous as I had to ask her a few questions regarding her banking details ( so I could send her money ). After that, she would message me few times a week asking for money and I would give her. It wasn’t much as I was still a student, but it was enough for some food. It got to a point where I couldn’t afford to send her money anymore and I started getting annoyed/bothered by her constantly messaging me. She has also promised to pay me back but I haven’t seen any money back ( I also wouldn’t of accepted her money back because I know she needs it ).
Ive spoken to her and explained to her that I cannot constantly provide for her and even recommended local food banks, but she would still message me. Ive blocked her number and facebook profiles, but she would get a new numbeaccount and message me again. I tried to be a good person and please Allah by helping those in need but I felt like it was getting too much and I stopped.
It’s been a few years and Alhamdullilah Im in a better financial situation but I still get messages from her ( not often, but once in a while ). I ignore them, but part of me feels as if I should help her due to her being someone who is in need and me being in the position to help her. Im just scared that she will start to rely on me as her source of income and the messages will start flooding in again. What should I do.

Property companies have about $165 billion of bonds maturing through 2026, while banks are reducing their exposure to the industry and credit costs are at their highest since the financial crisis. That’s left some of the firms at risk of being downgraded to junk status, making it even more expensive for them to borrow.
The headwinds include a crash in office values from the City of London to Berlin, leaving property as the least popular industry among fund managers for the third straight month, according to a Bank of America Corp. survey. Bloated with debt, many landlords will have to turn to asset sales, dividend cuts and rights issues in an attempt to rightsize the firms for a more turbulent future.
“The maturity wall could be a catalyst for transactions to happen because if borrowers are not able to refinance, they will have to exit,” said Jackie Bowie, head of EMEA at Chatham Financial. “You’ll have more assets sold in the market, I suspect, at distressed levels.” The poster child for the rout has been Swedish property firm Samhallsbyggnadsbolaget i Norden AB, which has plunged more than 90% since its all-time high.
Its debt pile of $8 billion, used to build up a portfolio of more than 2,000 properties, has turned into a millstone following the end of the cheap money era. The company’s efforts to shrink have attracted interest from the likes of Brookfield Asset Management, causing the share price to rally on Friday.
The landlord has already been downgraded to junk, leading it to abandon a planned rights issue, and the market is pricing in the prospect that others will follow. The majority of real estate bonds on the euro high-grade bond index were issued by companies that now have credit quality more typical of those with junk status, according to a quantitative model run by Bloomberg.
Unless they can shrink their debt piles or borrowing rates fall again, these so-called fallen angel candidates will probably have to pay higher rates for their credit when they eventually come to refinance.
‘Strong Incentive’
“There will be a very strong incentive for many of these issuers to get back to investment-grade. We’ve already seen them trying to defend that line in the sand as their business model is not naturally a high-yield one,” said Viktor Hjort, global head of credit strategy and desk analysts at BNP Paribas SA. Maintaining the rating, however, may prove unaffordable for some, not least because landlords’ hybrid bonds have tanked on the secondary market.
Some money managers are losing patience, selling notes back to the real estate firms that issued them, including Aroundtown SA and Sweden’s Heimstaden Bostad AB. The attraction of the liability management for landlords is obvious: prices for high-grade euro-denominated notes have fallen by almost a fifth since the start of 2022.
“Large, and sudden moves in nominal rates create uncertainty and it’s important to maintain financial discipline to navigate such periods,” said Heimstaden AB Chief Investment Officer Christian Fladeland. “We consider this to be reflected in our strong balance sheet, hedging policy, and the balanced maturity profile of our debt.” Aroundtown and SBB did not reply to requests for comment.
That’s left corners of the equity market flashing red flags not seen since the financial crisis. Forward price-to-book multiples suggests these stocks are trading at the cheapest levels since 2008. The metric measures the value of a company’s shares against the value of its assets.
The peak-to-trough selloff since August 2021 is nearing 50%, or $148 billion, leaving the Stoxx 600 Real Estate Index at a record low relative to the benchmark European stocks index.
The wider turmoil cost British Land Plc its place in the FTSE 100 after more than two decades while the owner of the Canary Wharf financial district in London was downgraded deeper into junk. A spokesperson for British Land declined to comment. Canary Wharf Group did not respond to a call for comment.
It’s also left real estate markets almost frozen with buyers demanding higher yields to compensate for the risk of rising interest rates and tenants leaving. The price of prime office buildings in Paris, Berlin and Amsterdam dropped more than 30% in 12 months, according to broker Savills Plc. “Sentiment is still pretty bad and that’s what’s reflected in this market pricing,” said Bowie at Chatham Financial.
It’s part of a global trend that has seen the amount of property bonds and loans trading at distressed prices exceeds $190 billion. That contrasts with other industries, where it’s shrunk in recent months.
There may be worse to come. Commercial real estate values in Europe could fall by as much as 40% because of the extent to which debt markets have been upended, Citigroup Inc. analyst Aaron Guy wrote in a note earlier this month.
In addition, he wrote, landlords may have to provide about 50% additional equity when they refinance an asset in order to satisfy metrics that banks and private credit funds lend against. That’s based on a refinancing rate of 6%.
