2023.05.28 14:30 KaiBunshidzho Can Anyone Please Help Me?
My 2TB External Hard Disk Drive only appears in Disk Management as Disk 1 and does not showing in My Computer and "list drive" in diskpart, and I can't do anything about it. Does anyone here knows what should I do?
This happens why I tried to format the drive, and the formatting process stops and its shows an error. (I forget what the message said.) So, I unplug it and put it back in and... here I am.
I don't care if the only solutions is to format the drive, because that is exactly what I'm trying to do in the first place.
I really need to use the drive.

2023.05.28 14:27 Pitiful_Assumption35 Hazards and lost person behavior in the Talamanca region
Analysis of Search Incidents and Lost Person Behavior in Yosemite National Park
Referenced from
Lost Person Behavior by Jared Doke.
Yosemite National Park is an American national park in the state of California.
Crampton (1988) described a continuum of being lost with two distinct degrees of lostness.
The 1st, and arguably the most serious, is defined as “unknown lost”.
This occurs when a person believed that they knew where they were, when in fact they didn't.
This could happen to a hiker if they arrived at a diverging trail and took one path, but misidentified the one they should have otherwise taken.
The hiker may continue on in a denial process, fitting the terrain to their expectations, rejecting any discrepancies.
Eventually, they will have realized the mistake they had made, and only then can they take action to correct their errors.
Lost people generally have two goals: to try to find their way or to try to be found (Cornell and Heth 1999).
Yosemite National Park is unlike any other place on earth. It has its own distinct geology,
One must first understand the environment, hazards, and underlying processes that influence a lost hikers' decisions.
The geology, geomorphology, climate, weather, hydrology, vegetation, fauna, history, park visitation, and potential hazards are all relevent here.
The data indicates that people don't get lost at random locations, rather they get lost after they arrive at pre-known locations.
In Yosemite Valley these “hot spot” areas exist at the Yosemite Valley rim, Glacier Point, Sentinel Dome, the Badger Pass Ski area as well as a few trailheads.
Conversely, lost hikers are also found at pre-known locations as well.
The same significant “hot spot” areas.
On the Pianista trail, River 1/508 would be an example of a well known location.
Where a diverging trail exists, is after crossing river 2, there is an open paddock.
- The prevalance of hikers becoming lost -
In Yosemite Valley, 45% of hikers, whilst present on the trail, had identified themselves as being lost or agreed that they didn't know where they were.
This figure should probably be higher, but hikers are often too embarrased to admit to being lost.
- Contributing factors that caused hikers to become lost -
Main Contributing Factor n %
Lost Trail Accidentally 16.9%
Failed to research the trail and identify a planned route 11.7%
Miscalculation of time or distance of trail 9.4%
Darkness 7.0%
Left Trail Intentionally 5.6%
Insufficient Information/Error in Judgment 5.6%
Snow on Ground 5.2%
Wrong Trail Taken 4.7%
Fatigue/Physical Condition 4.2%
Steep Terrain 2.8%
Emotionally Upset 2.4%
Ground Level Fall 1.9%
- Successfulness of lost mitigation strategies -
For the most part, the lost incidents had a favorable outcome.
Of the 213 incidents, 68% resulted in the lost person/group being found uninjured and 23% were resolved by self-rescue.
10 incidents concluded with the subject being found injured, 9 subjects were found deceased, and 2 were found with medical problems.
Types of lost mitigation strategies used
In Yosemite, lost hikers who were in an active state of lostness typically attempted to follow a linear feature, in order to reorient themselves, or to become found.
Route Traveling 41.9%
Staying Put 25.7%
Backtracking 16.2%
Random Traveling 5.4%
View Enhancing 4.1%
Route Sampling 2.7%
Direction Traveling 2.7%
Doing Nothing 1.4%
The goal of Yosemite's PSAR program is to “help visitors avoid the need to be rescued by providing education about the hazards of hiking, and the time and equipment necessary to complete a planned hike
One of the most promising aspects of this report was the realization that watersheds may be used to predict the found locations for lost subjects.
A watershed is an area of land that drains all the streams and rainfall to a common outlet such as the outflow of a reservoir, mouth of a bay, or any point along a stream channel.
Watersheds are often used to draw search segments because ridges and streams provide natural borders for searchers in the field.
Kris and Lisanne very much underestimated their hike. It wasn't a pleasant afternoon trip, it was described as a walk in the park.
Alot of people posted to forums after this incident, and it's interesting to read the most revevent statements from 2014 that were the most accurate and well thought out:
"I've studied this case a great deal, and I think it's very possible that Kris and Lisanne didn't know that once you reach the summit, you're supposed to turn around and go down the way you came up. The El Pianista trail does not end at the summit"
"I believe they thought you're supposed to follow the trail down the other side of the mountain, and they probably also thought that it would take about as long to get down that side as it took them to get up the other side - about three hours."
"They might not have even been truly lost when they made their first 9-11 calls; they may have gotten lost only later in the evening, by travelling desperately in low light and darkness in an attempt to avoid spending the night in the jungle, perhaps leaving the trail to take "shortcuts."?"
"It is important to note that there are many paths made by the indigenous Ngobe tribes people, leading away from the official path, even locals and tour guides get regularly lost there and there are no signs that are indicating which path is the right one."
"These paths are well known for being incredibly dangerous (narrow, steep ascents/descents, slippy mud track and dangerous rope bridges) and are even avoided by the indigenous tribe at all costs."
"At this point it was already unlikely that they would meet another person there, since every local knows that they are otherwise risking their lives, by deviating onto these less traveled pathways."
"Oh, it's VERY possible to get lost on the El Pianista, and I'm speaking from experience! I hiked this same trail and got lost just 3 weeks ago while on vacation - signs at the base next to the restaurant even say it's prohibited to hike unless for scientific purposes. You have to cross two streams, and halfway up the trail it becomes practically nonexistent - once I got to the top, about a 3 hour hike without seeing one person, I lost track of the trail and lost my mind within seconds, and began running downhill completely lost - All the vegetation made it impossible to walk at times, I had to climb, crawl and scoot downhill for Two hours before I eventually wandered into someone's property and yelled for help."
"People do get lost. Sometimes fog can blanket the area and there's no visibility. A heavy rain can wash out trails. There can be confusion with game trails, because they are pathways that give the hiker the false impression that they are navicable."
Off The Beaten Path – Cerro de la Muerta
Consisting of steep, narrow curves and countless potholes, the mountain roads would be somewhat less hazardous if not fully submersed in fog. Due to its altitude, Cerro de la Muerte temperatures rise and fall to both day and night extremes.
Before Costa Rica had a lot of roads, people braved the treacherous mountain trails barefoot, on treks lasting three or four days, to secure supplies for their homes and livestock.
For many, Cerro de la Muerte was the worst part of a journey, many people didn't survive it.
With temperatures often below freezing, many travelers died of hypothermia along the trail or got sick and died of pneumonia later on, assuming they survived the frequent landslides and didn’t fall off any of the cliffs etc.
Sunburn danger here is higher than normal, owing to the thin clear air.
The road is usually open all year round, but flash floods, landslides, narrow curves, and steep cliffs make the pass extremely dangerous. There’s a reason this place is called the Mountain of Death.
Higher mountain peaks extend along the Cordillera de Talamanca, the region that the Pianista trail leads into.
Montane streams in the tropics are among the most extreme fluvial environments in the world. A combination of steep slopes, high mean annual rainfall, and intense tropical storms generate an energetic and powerful flow regime.
Much of the range and the area around it is included in La Amistad International Park, which also is shared between the two countries.
The highest peaks are present within Costa Rica and Panama.
Much of the Caribbean areas of this range are still unexplored.
Rapid runoff production generates flashy, frequent, short-duration floods and occasional high-magnitude floods associated with hurricanes and other tropical disturbances.
During the peak wet season, strong hydraulic forces are present within the stream channels.
The Changuinola is a river network with well-developed downstream hydraulic geometry.
Many alluvial rivers develop systematic changes in slope, channel geometry, and grain size, from their headwaters to the coast, in response to changes in discharge and sediment yield.

2023.05.28 14:10 General_Hyena1278 Some people really just have kids to use as trophies
This isn't the worst thing I've had to hear, but it's got me down tonight so I wanted to get it off my chest.
Last night my parents met up with some old friends and it seems it's reminded my dad that I have failed at life and he needs to sort me out.
This is basically how the evening has gone. He said we need to have a talk about my career plan, it's been two months since I graduated and I'm doing nothing. I told him if he doesn't want me here I can move but he has no say in my plan. He had a bit more to say after that then I retreated to my room. After that I could still hear a commotion going on so I cracked my door to listen to my parents argue, he was really letting loose now. He brought up that everyone else at the dinner has kids who "have made something of themselves" and his kids are useless. I suspect he was cherry picking because mum said most of their kids were actually struggling but anyways. He also started blaming me for him still having to work and for how hard his life has been. Mum told him I cost basically nothing, the reason he has to work is for the second property he wanted, and things would be the same if I was gone. But you know what people like that are like.
So now that he's pissy he couldn't use his children to brag he's decided he's going to treat himself to a little power trip.
I moved out of my parents house in 2021 because my dad's behaviour was too much, and last year I moved back because while I was out the price of everything went way up(especially rent) and I was getting into debt. I also began studying so I was going to have to work a bit less.
Since I've been back I've managed to avoid my dad pretty well, he still gets to me regularly, but I was managing. Infact, since I finished my course I've actually been the most content in my life. I've had mental problems my whole life, and they need a lot of work still but I have finally been starting to feel some fulfillment. Even though I have what some people would consider a "loser job", I kind of like it, the work is easy and I have great friends there. I actually enjoy going to work most days. I don't plan on keeping it for the long term but I'm happy for now. My plan was to just continue working there, work on projects to build my portfolio after shifts and focus on improving my mental state for a few months before searching for jobs. I know applying for every job I see and having to go on all those interviews right now will cause me to spiral and it's just not worth it. I need some therapy first.
I would never be able to tell him this, because it would be perceived as weak and I should be sucking it up.
He would have never and he will never consider if I'm happy or not. He barely even knows what I study. I do software Dev and he got mad because I don't know how to install satellite dishes. "Don't you know IT? What good are you then?".
He just want a fancy title he can flash around and for me to have some skills he can use.

2023.05.28 14:08 DoubtSouthern9356 Scotland conveyancing & offer questions
Afternoon all, got a couple of questions regarding the conveyancing process and making an offer in Scotland.
I've used the english system previously, where searches and enquiries are made, then once the buyer is satisfied with those the contracts are exchanged, aka point of no return. This would be something I sign myself then return to the solicitor.
I'm trying to understand the Scottish system, the point of no return is called conclusion of missives? I would have assumed that all enquiries, searches etc take place prior to the conclusion of missives, but whatever I've been reading has suggested otherwise. Which I don't understand, why would the point of no return happen before potential deal breakers come up? Hopefully I've misread as I'm aware the Scottish system is a lot more efficient. As far as I'm aware I wouldn't sign anything for missives to be concluded, this is just down to the solicitor?
Regarding offers, the property I'm interested in hasn't had major interest, I've viewed it and satisfied myself with the work that needs doing. I'm aware there's some viewings coming up this week, would it be normal practice to add a 'deadline' to my offer, perhaps at the end of the week? That way the seller can consider any other offers from those viewings, but at the same time they can't drag it out for weeks. There's no closing date set for this property.

2023.05.28 14:05 Frequent_Pool_533 Using house equity for second investment property (IP)
Hi I'm new here, I apologies if this is a common question.
I can't seem to find the answer to this question searching on google. Can I use equity from a mortgage free property to fund deposit for another IP or does that first property need to still have a mortgage on it?
I have one IP (375m2 house) interstate (SA) currently worth between $400k to $450k (just an estimate based on properties sold in the area, I will get it properly valued when I decide to get another IP). I have around $200k left to pay off. I bought it a few years ago for around $280k and the rent is currently $380/week so I get extra income from it after my fortnightly repayments come out. I have the ability to pay it off outright, once again can I use equity if it's fully paid off? If not, should I lower my mortgage before using the equity to fund a 2nd investment? I will do my research on location later, open to other states if it fits my budget.
Also what are you opinions on investing on houses/apartments/commercial building? Which is better?
I understand that typically houses are more expensive and give less rent compared to what they're worth, but the increase in value can be better than other properties depending on the location, economy, infrastruction in the area. I've read countless articles about apartment highrises and service apartments being risky with large management fees and being harder to sell due to value not going up much, but what about regular apartments (I understand I will have to calculate strata, rates and other fees and see if I will come out positive with the rent/repayments). I don't know anything about commercial buildings. I will look into these things too in my spare time, just wanted some opinions from here too.

2023.05.28 13:57 Colt_Leasure The family next door disappeared. The answer to their vanishing is in the woods.
1
I live in a suburb surrounded by forest. My house is in a row of other properties built next to a tree line. The neighborhood was always quiet. The sounds of crickets, birds, and sight of black bears were routine on most summer days.
The scenic area was something I was always grateful for. I lived completely alone since the death of my parents. An accidental fire took both of their lives. Once I collected my inheritance, I relocated to a much more peaceful region. I had always fantasized about moving there.
I tried to start a relationship with Samantha. I had gone to High School with her sixteen years before. She had gone on to become a respected Detective. My attempt at something long lasting with her failed. She was too career oriented. I was reeling from grief. Focusing on building something meaningful with her was a pipe dream.
Things around my community changed once the Murphy family went missing.
The first sign that something was off on that Wednesday was how their blinds had closed. Their silver Chevy Chrysler remained parked in the driveway.
A tennis instructor at the country club noticed the wife of that house did not show up for the program. He called their number to make sure everything was alright. When no one responded, he notified the authorities. Rumors abounded immediately among the home owners association about an alleged affair. The gossip only furthered when the married couple and their three kids were not found in the abode.
I watched from my balcony as the patrolmen roped the place off with caution tape. The domicile was a three story building with brick chimney’s and a few peaked roofs in the style of English towers. They were beige, light blue and crimson.
On the morning of the Murphy’s desertion of society, the architecture became a hollow image. It was one that was once filled with activity and life.
The law did what they could. Any success they may have had in the investigation was secret. A few months passed by and they removed the caution tape.
I followed the on-line police logs. The weather was pristine and clear the day they vanished. The fact that there were no witnesses to what direction they may have gone disturbed me.
I had heard how the man, Frank Murphy, had a bit of a temper and always had a bourbon in hand. I had heard mutual friends describe him as an alcoholic in denial of his servitude to liquor. He was an indignant individual who knew no true repercussions for his behavior. He always had bail money from a software company he founded and sold a long time ago.
I was never close to that family, but I peered out at their vacant house far more than I ever had. I was in need of an answer. What could have happened?
2
I called Samantha one evening as I sat on my bed, wondering how she would respond to my reaching out. We were never argumentative or on bad terms. I still worried about her reaction, and hoped it would not be a dismissive one.
I heard her say hello. Her voice still impressed me. I had almost forgotten how silky her tone was. I knew it could change to a much firmer pitch when she was interviewing a suspect.
“Hi, Sam. I’d like to know if you’d be free tomorrow for a cup of coffee. We can go to that place, The Bean Field, off Pond road. It’s been a while and I know you have a lot to tell me about what’s new in your life.”
There was a pause on the other end, and for a second a bout of anxiety hit me. I judged my own words as robotic, stilted, and sure to push her away. I reasoned she was summoning an excuse to get out of having to interact with me. How dare I presume she would even entertain the notion of having a meeting.
“That sounds great,” she said. “Tomorrow is my day off, luckily for you. I’m in the middle of an incident right now. It’s a five car pile-up about forty minutes from where you live. I’ve gotta run. I’ll see you tomorrow.”
When she hung up, I was triumphant. I looked at our old text conversations. I realized we had not been in communication with each other for over twelve months. Now was my opportunity to reconcile that gap of unintended avoidance. I knew it would be an undeserved opportunity.
3
I sat outside of the cafe the next morning at a black metal table. I had a view of rolling hills dotted with trees. A highway with multitudinous shrubberies sat on either side of it. I sipped a piccolo latte while waiting for her.
When she arrived and stepped out of her hatchback in the parking lot, her appearance floored me. She had not dressed up for our supposed date, but that did not make a difference. She had arrived from the gym and wore shorts and a top set. She donned a gray and green hoodie.
She sat across from me and reached for the menu.
“Can you go to the front and order me avocado toast?” Samantha asked. “I’ll also take a mocha with a few shots of espresso. Please.”
I did exactly that. When I returned with her items, she apologized for consuming her meal in less than two minutes.
“I hadn’t eaten since five PM yesterday,” she said between sips.
“I understand,” I said. “I doubt you ever have a consistent schedule anymore.”
“You’re right, but that’s why I have to enjoy my free time when I can.”
We settled into talking about what had happened since we last saw each other. I referenced my trying to learn another language (French) with the hopes of moving to Europe or Canada.
After fifteen minutes of small talk, I asked her about work, but I did so with caution. It started with me wondering about what the call she was on when we were on the phone was about.
“A drunk driver blew a stop sign and hit two other vehicles,” she said. “It was ugly. A few people died. We’ll see if the man in silk pajamas gives him the proper sentence or a traffic citation.”
“You know, I’m curious about what happened to the Murphy’s, if they’re hurt or not.”
“You and everyone else,” she said. “We’ve been getting so many witness accounts, and so far they’ve all been bogus. All I know is what I saw when I got there.”
“I didn’t know you were one of the responders,” I said.
“Yeah. Something about the place was off from the moment I walked in. I found heavy items in placed they should not have been in. The toolbox was not in the garage but on the second story. A disassembled snowblower lay scattered everywhere in pieces. The oven door was on their bed. Frank Murphy was not the strongest guy in the world, either. For him to cause the kind of property damage I saw doesn’t make a lot of sense. At the risk of sounding crazy, inexplicable things happened when I was there.”
“Like what?”
“I was under the impression that something was playing a trick on me. Electrical outlets sparked a few times out of nowhere. The ceiling fan would go from still to spinning when I looked up at it. Books would fall off of the shelves. A volume on black magic, of all things, almost hit the top of my head when I walked on by. Another book about fairies collapsed with it.”
“So the home intruder set up a bunch of weird diversions,” I said. “I’ve heard of that before. These killers or kidnappers want the victims to think there was more than one of them. It’s so their account’s disputed in court.”
I’ll tell you right now,” she said, “we didn’t find any outside DNA.”
“So it’s a case of family annihilation,” I said as I took a long swig of my beverage. “I don’t know if you can substantiate the facts, but a few people have said that Emily had a big life insurance policy. Frank knew about. He may have been using steroids and having an affair, and that could have contributed to-“
It occurred to me that she eyed me with suspicion, as though I was digging too deep. I could also tell she regretted letting information about the forensic results slip.
She stood up and stared at me with a flash of anger in her eyes.
“I thought you wanted to piece something back together with me,” she said. “I didn’t know you wanted to play armchair investigator like every true crime fan. You know, your parents were kind. I wish you’d follow their example. I’ll let you get the bill.”
She walked back to her vehicle and I knew it would be a while before we conversed again.
Later that night, I stared out my window at the Murphy home. I saw a star shoot across the sky, and it almost seemed ready to plummet into the side of their house.
4
The next evening, I took a walk around the suburb. I spotted a thin line of dried red fluid along a path which led into the woods.
I was attempting to get in some movement to get my mind off of the events of the day before. Negativity and self-deprecation were all-consuming. I felt the need for a long saunter to try and release some of the meandering and pessimistic energy I accrued.
When I saw the carmine ribbon along the dark soil, a sense of worry filled me. I was not that far removed from a cul-de-sac with palatial manors a block away. There was no way I could speculate on me being the first to see it.
Could it be a hint where they are? I thought.
The notion seemed absurd, a reach.
I had read in the local newspaper that there was an uptick in bobcat sightings due to recent wildfires. The animals relocated during prior summers. I reasoned it could have been a house pet which became a victim after it got snatched away into the overgrowth.
I followed it, and the uneven road of red stretched on past many bushes and over logs. A shrill chirping in the background became louder. I moved between two conifers with petrified wood and found myself in a part of the forest I had never been in.
There were so many branches that it blacked out the falling sun. Ahead of me was a clearing. A swarm of gnats and mosquitos descended upon it. The sea of insects soared together in chaotic unison as a wave among the sedges and lichen.
I looked towards the right of the meadow and saw a ramshackle tree house. I trailed the red line towards it. I peered in through one of the windows and saw a statue of a woman with wings. I knew she was not an angel. There was no halo, nor were her organs of flight feathery, but rather they were thin and bat-like.
I entered the place knowing the danger I was putting myself in. I had tracked mud in and was oblivious to the incriminating actions I partook in. I was trespassing and risking stumbling into whoever may have owned the land. My curiosity got the better of me and caused me to keep moving forward.
The room was sparse but decorated. The walls had carvings of men and women, also with wings. Their bodies held yogic-like positions as they reached out to one another mid-air.
A piece of parchment with a few words sat in the corner. I picked it up and read it:
‘Humans are the greatest living beings to play tricks on. Especially when they go through a time of drought and extreme cold.’
I sat it down where I found it, unsure of what to make of it.
I touched the central figure’s neck. The chiseling was not only cold, but below freezing, as though I had submerged my hand in a polar pool.
The noise of some kind of bird attempting to escape a confined space reverberated below me.
Something brushed against my leg. I looked down and saw an army of glow bugs float up between the cracks, and they circled around me. They were like dragon flies. At the time I had labeled them as such, but in reality their shapes were far too humanoid.
I walked back home. I went to bed and slept. I was still perturbed at the wine-colored avenue and cabin.
I awoke in the middle of the night after something tapped at my walls from the outside. I peered out and saw the Murphy home, and observed how the blinds over their casements were wide open. A hive of mites filled every inch of the interior.
5
I found the decomposing body of a chipmunk stuffed into the tailpipe of my vehicle the next day.
This horrified me, because the deliberation of the act was too evident to ignore. While I did have a surveillance camera on my porch, the coverage of my vehicle was non-existent. I calmed myself down by thinking it was likely a tempestuous child. I retrieved a pair of medical gloves and disposed of the creature before going on with the errand. The rotting body had a horrible smell. It was like an onion left out in humidity for days, and my stomach turned as I sealed it off in the garbage with the lid.
The next morning, I looked in my closet. Some of my favorite shirts had disintegrated. Holes and patches of destroyed fabric littered them. I found it odd, and even searched on-line for possible answers before I decided it had to be a moth infestation. I sprayed lavender. Information on a website statEd that was a cure-all, but the problem persisted. It bothered me that I had not seen a single aphid, but I pushed that concern away.
A few days afterward, when I had tossed my disheveled pieces of attire, the power in my house went out. This was not such an unusual occurrence during the heavy winter months. For it to occur in the summer was strange.
It was a rolling blackout. Once my house had electricity again, I noticed how someone moved items around.
Something turned my kitchen table on its side and stuffed into a part of the kitchen I would have never placed it in.
I grabbed a butcher knife and did a sweep of the premises, and I did not find anything. There were no footprints or signs of anything else tampered with. When I got to the second story, birds nested along the tree tops, and the repugnant odor of fish attacked me.
My allergies became insufferable over the next month. Nothing purchased over the counter which helped it.
6
I went to the beach on an overcast day. After roughly half a mile of walking, I saw an illustration someone had drawn in the sand with a stick. It was of a being with airfoils.
A light precipitation had fallen earlier. As I trailed along the former part of the sand, a glint in the corner of my eye caught my attention. I looked out at the water and saw what appeared to be a light blue outline of wings beneath the surface.
A phosphorescent wall of creatures surrounded me.
As the days march on, I know I am stalked by something I cannot rebel against, let alone have any agency or autonomy over. My pillowcases have shredded, the pipes in my basement have burst, and someone left me a gift at my front door. When I opened it, I saw mice scurry away. It was a book, and it was one about the history of fairies.
I picked it up and had to blow the dust off of it. Someone had stolen it from a musty subterranean chamber and brought it here.
I theorized that it was Samantha, passive aggressive with her disappointment in me. Yet I flip through its pages and find it all too familiar. I cannot help but wonder if this is a sign of something far more dangerous.

2023.05.28 13:55 Colt_Leasure The family next door disappeared. The answer to their vanishing is in the woods.
*
*

2023.05.28 12:00 AutoModerator Daily r/LawnCare No Stupid Questions Thread
Please use this thread to ask any lawn care questions that you may have. There are no stupid questions. This includes weed, fungus, insect, and grass identification. For help on asking a question, please refer to the "How to Get the Most out of Your Post" section at the top of the sidebar.
Check out the sidebar if you're interested in more information on plant hardiness zones, identifying problems, weed control, fertilizer, establishing grass, and organic methods. Also, you may contact your local Cooperative Extension Service for local info.
How to Get the Most out of Your Post: Include a photo of the problem. You can upload to imgur.com for free and it's easy to do. One photo should contain enough information for people to understand the immediate area around the problem (dense shade, extremely sloped, etc.). Other photos should include close-ups of the grass or weed in question: such as this, this, or this. The more photos or context to the situation will help us identify the problem and propose some solutions.

2023.05.28 11:57 blaine1201 Luxury Presence Alternatives
Looking for a little advice here. My brokerage (that I love) is currently using Luxury Presence for the websites matched with FollowUpBoss as a CRM. Skip to the bottom if you don’t want to read my LP rant lol.
While LP has a great appearance, functionally it’s just not great when it comes to functionality. We have tons of issues:
- Only populating some of the new listings when they are listed. They blame this on the MLS or IDX feed but the listings show on other agents pages as well as Zillow and others. This becomes an issue in a fast moving market or in very popular neighborhoods where first to the scene may be the only chance you get. Could I see these on the MLS? Sure, but then what’s the point of the site and the listing alerts to the client.
- When filtering a search by active listings, the site will generate listings that are pending, sold, etc but show them as active. When comparing to the MLS and other sources it’s apparent that this is on the LP end. I have had clients get frustrated after sending me a property only to discover that it was not active and was last listed 3-4 years ago and at the price point of that time period.
- When a client signs up, we have no way of creating or amending search parameters as needs or wants change along the way. We must either rely on the client to go in and adjust this or, this is laughable, suggested either creating a new account for the client and creating a password for them and then issuing it to them so that we have it and can log in as the client to make changes or ask for their password.
- LP site doesn’t feed the properties that a client viewed into their API data that FUB receives reliably. This shows that every single client in my CRM has registered but never viewed a single property. Just registration. I have created accounts on my own, viewed properties, and no records or notification of activity. At first, we thought this was an issue with FUB but they determined it’s definitely on LP end.
- Took a couple weeks to integrate Google conversion tracking code into the website correctly.
- Etc.
Each of these have support tickets open but their response times are very lacking and their fixes seem to either not happen or be patches at best. The items above are issues unresolved currently. Some have been issues since day one with no resolution.
With that said, I have been working with them since we have had their product on attempting to resolve these items. Our small boutique brokerage pays a lot of money for this product and I feel that we are constantly helping them develop and fix a product that should already work in these basic terms. These items, in my opinion, are things that should simply be a foundation for a basic real estate website.
I am tired of essentially working as an R&D QC role for LP when we are paying them for a product that should simply work.
Now that my rant is over….
What website and CRM solution have you been happy with and what price range are you paying?
I’m planning on either paying to have a custom site built from scratch with functionality or switching to another service on my own and asking the brokerage to cancel my website with LP so they can save at least that much.
Thanks everyone!

2023.05.28 11:37 Imbeoye How do i make a script that automatic pressing this button even when im standing far from this
2023.05.28 10:57 djscoox Autoplaylist SORT BY rating not working??
I'm very confused. My Preferences > Advanced > Display > Properties dialog > Standard Fields looks like this (I've added some custom fields):
Artist=ARTIST;Title=TITLE;Album=ALBUM;Year=DATE;Genre=GENRE;Genre 2=GENRE2;Genre 3=GENRE3;Genre 4=GENRE4;Composer=COMPOSER;Performer=PERFORMER;Album Artist=ALBUM ARTIST;Track Number=TRACKNUMBER;Total Tracks=TOTALTRACKS;Disc Number=DISCNUMBER;Total Discs=TOTALDISCS;Comment=COMMENT;Rating=RATING;DJ Rating=DJRATING;Sample=SAMPLE;Checked=CHECKED;BPM=BPM;Key=KEY;Energy Level=ENERGY;
Then,
ALL SORT DESCENDING BY %djrating% works as expected
ALL SORT DESCENDING BY djrating also works as expected except... why does it work with and without the %% though? In other words, why is foobar2K so picky about the use of %% in some places and here it doesn't matter?
ALL SORT DESCENDING BY %rating% shows everything but doesn't sort by rating
ALL SORT DESCENDING BY rating fails to sort by rating too.
When and where %% should be used seems to be a complete mess, why can we not use it always to refer to fields? Some times it's $meta(), some times we shouldn't use %% at all, some times it's required. In the end I just end up trying all possible options until I find the one that works just to get the job done, which I guess works, but I'm really confused as to why I can't sort by rating. If I manually click the Rating header in the search results in the media library search it sorts by rating without issue. What am I doing wrong?
Thanks!

2023.05.28 10:44 alkaline-earthsuit2 thinking about moving to New Mexico Albuquerque or Santa Fe anyone have personal experience?
I'm in Kansas and over the stupid laws just enacted. Want to get gender marker changed a legal documents done . I know new Mexico is a state that just passed some protective laws . Curious as to job availability for blue collar .Manufacturing, c.Construction,Interior design stuff like that as I have experience in those areas. I know Santa Fe seems like a chill place , Thoughts on Albuquerque . I can manage income as long as jobs are available If you have lived or are currently living there do you like it ? How are people in general any kinda of feedback is greatly appreciated . Also open to other states as well I however do not like cold weather .Kansas winters are plenty bad enough. Hence why I don't just go to Colorado , Minnesota, upper east coast ,side note been looking at Washington State as well . I've lived in Ventura county California. It's just not for me. I know I'm probably reaching at this point giving the circumstances as community we are in at the moment just trying to gauge options and know personal experience is generally better than a few online searches .

2023.05.28 10:28 ranawaytopluto New cat owner…what could be wrong with my cat?
I (Southeast USA) took in a semi-feral stray exactly 21 days ago (female, estimated 2.5 years old, domestic short hair, spayed to my knowledge). I will get her an appointment to the vet as soon as they open on Tuesday, but for now I’m stuck worrying so I’m just seeking some insight.
Medical history: She’s 7.5 pounds and was given a clean bill of health at her first vet visit. They did tests for FIV/feline leukemia, a general wellness exam, and administered vaccines. She was treated for her fleas but was not given a preventative, so she got them again while inside my house, which then gave her tapeworm. I got her on a monthly preventative and she was given a tapeworm dewormer pill all on May 14th. She had a tipped ear when I first started feeding her outdoors, so I assumed she was fixed.
Background: Because I’ve owned her for such little time, it’s hard to know what her “real” personality is and if and when I should be concerned about something. When she was an outdoor cat, she loved to rub her face on my legs and the porch furniture. I would hear yowling on my property at night sometimes, but presumed this wasn’t her because of her tipped ear. When I moved her into her cat room to adjust, she had a few nights where she would yowl at the window and try to “escape”. Of course, I took this to be stress-related. I’m also going to note that she was coming around very little for about a week before I trapped her. In the beginning of her stay indoors, she would even kinda get in the position with her butt up in the air around me but I didn’t think much of it. (This is context for one of my questions).
Problem: She has seemed well and adjusted great to the indoors so far. Although my concern really started today, she is still playing happily/ eating/using the bathroom/being very affectionate. Even when she was outdoors, I noticed when she was eating she’d make this little squeak noise (kinda sounded like a drop of water) when she swallowed. Now that she’s indoors, I noticed this happened randomly too even when not eating. Today, when we were playing, I also noticed a faint whistle/hiss like noise when she breathed out of her nose (but only sometimes, not consistently). Even her purrs have sometimes sounded slightly congested (not wet, just less deep). Her breathing and behavior otherwise seems normal. Her appetite has slightly decreased. She hasn’t been eating her wet food much the last 2 days, but she is eating her dry food. I will also note I noticed her poops since I got her were a bit broken off (some normal, some like small 1 inch pieces). The texture seemed fine so I chalked this up to a lack of fiber after looking at the nutritional facts of her food) and have been trying to find a good source of fiber that she’ll actually eat. I know purring can be self-soothing in a time of illness, but she is being very affectionate with me still (wanting lots of pets, rubbing her face on me and everything else, making biscuits) so I can’t tell if they’re happy or sick purrs. Again, she plays and behaves normally too. When I stood up, I noticed that the sides of her abdomen (more near her butt) were a little distended. I also saw that the hair around her nipples was slightly sparse, but her nipples didn’t seem “enlarged”. I cannot touch her in this area so I can’t see super clearly. I was able to apply a little pressure to her swollen side and she didn’t react. This next symptom might be me overthinking…but when she got up from laying down her back legs did a funny thing (like they were weak), but this is something I’m iffy of my judgement on as I’m just a super paranoid person, always have been. But now my mind is racing from my Google searches and the fact that I can’t get answers until the vet opens. The background I provided and some of her behaviosymptoms has me wondering if she’s a failed spay case and is pregnant (the timeline could match up). The congestion, distended abdomen, and possible leg symptom have me panicking over heart disease or something else that’s a death sentence/urgent. Would such a recent wellness exam have overlooked a major disease??
I’m just lost and scared. Thanks for any insight.

2023.05.28 10:06 Geist_Lain Texas AG Ken Paxton impeached, suspended from duties; will face Senate trial
Defying a last-minute appeal by former President Donald Trump, the Texas House voted overwhelmingly Saturday to impeach Attorney General Ken Paxton, suspending him from office over allegations of misconduct that included bribery and abuse of office.
The vote to adopt the 20 articles of impeachment was 121-23.
The stunning vote came two days after an investigative committee unveiled the articles — and two days before the close of a biennial legislative session that saw significant right-wing victories, including a ban on transgender health care for minors and new restrictions on public universities’ diversity efforts.
The vote revealed substantial divisions within the Republican Party of Texas — the largest, richest and most powerful state GOP party in the United States. Although the party has won every statewide election for a quarter-century and has controlled both houses of the Legislature since 2003, it has deep underlying fissures, many of them exacerbated by Trump’s rise and influence.
Few attorneys general have been as prominent as Paxton, who made a career of suing the Obama and Biden administrations. One of Trump’s closest allies in Texas, along with Lt. Gov. Dan Patrick, Paxton unsuccessfully sued to challenge the 2020 presidential election results in four states.
Attention now shifts to the Texas Senate, which will conduct a trial with senators acting as jurors and designated House members presenting their case as impeachment managers.
Permanently removing Paxton from office and barring him from holding future elected office in Texas would require the support of two-thirds of senators.
Impeachment was supported by 60 Republicans, including Speaker Dade Phelan and all five of the representatives from Collin County — where Paxton and his wife have lived for decades. All 23 votes in opposition came from Republicans.
Afterward, Paxton called the vote “illegal, unethical, and profoundly unjust,” adding that he looked forward to a quick resolution in the Senate.
The move to impeach came less than a week after the House General Investigating Committee revealed that it was investigating Paxton for what members described as a yearslong pattern of misconduct and questionable actions that include bribery, dereliction of duty and obstruction of justice. They presented the case against him Saturday, acknowledging the weight of their actions.
“Today is a very grim and difficult day for this House and for the state of Texas,” Rep. David Spiller, R-Jacksboro, a committee member, told House members.
“We have a duty and an obligation to protect the citizens of Texas from elected officials who abuse their office and their powers for personal gain,” Spiller said. “As a body, we should not be complicit in allowing that behavior.”
Paxton supporters criticized the impeachment proceedings as rushed, secretive and based on hearsay accounts of actions taken by Paxton, who they said was not given the opportunity to defend himself to the investigating committee.
“This process is indefensible,” said Rep. John Smithee, R-Amarillo, who complained that the vote was taking place on a holiday weekend before members had time to conduct a thorough review of the accusations. “It concerns me a lot because today it could be General Paxton, tomorrow it could be you and the next day it could be me.”
Saturday’s vote temporarily removes a controversial but influential Republican figure in Texas and nationally. He has led an office that initiated lawsuits that overturned or blocked major Biden and Obama administration policies, particularly on immigration; sought to reverse Trump’s electoral defeat in 2020; aggressively pursued voter fraud claims; and targeted hospitals that provided gender care to minors.
The Legislature had impeached state officials just twice since 1876 — and never an attorney general — but the House committee members who proposed impeachment argued Saturday that Paxton’s misconduct in office was so egregious that it warranted his removal.
“This gentleman is no longer fit for service or for office,” said committee member Rep. Ann Johnson, D-Houston. “Either this is going to be the beginning of the end of his criminal reign, or God help us with the harms that will come to all Texans if he's allowed to stay the top cop on the take, if millions of Texans can’t trust us to do the right thing, right here, right now.”
Rep. Charlie Geren, R-Fort Worth, a member of the investigative committee, used his presentation time to criticize Paxton for calling representatives as they worked on the House floor to “personally threaten them with political consequences in the next election” if they supported impeachment.
Speaking against impeachment, Rep. Tony Tinderholt, R-Arlington, called the process “wrong.”
“Don’t end our session this way. Don’t tarnish this institution,” Tinderholt said. “Don’t cheapen the act of impeachment. Don’t undermine the will of the voters. Don’t give Democrats another victory handed to them on a silver platter.”
The vote came as hardline conservatives supportive of Paxton’s aggressive strategy of suing the Biden administration were lining up in support of him. Trump — a close political ally to Paxton — blasted the impeachment proceedings as an attempt to unseat “the most hard working and effective” attorney general and thwart the “large number of American Patriots” who voted for Paxton.
Trump vowed to target any Republican who supported impeaching Paxton, adding after the vote: “What is our Country coming to?” In the evening, he called Abbott “missing in action,” asking followers on his Truth Social network, “Where is the Governor of Texas on his Attorney General’s Impeachment?”
As lawmakers listened to the committee members make their case, Paxton took to social media to boost conservatives who had come to his defense, including Trump, U.S. Rep. Marjorie Taylor Greene, R-Georgia, and conservative radio host Grant Stinchfield, who tweeted, “Kangaroo Court in Texas.”
About 90 minutes into the debate, the official Twitter account of the Texas attorney general’s office began tweeting at members of the committee to challenge some of the claims being made.
“Please tell the truth,” the agency’s account said.
Under the Texas Constitution, Paxton is suspended from office pending the outcome of the Senate trial. The Senate had recessed before the House voted to impeach, and Patrick, who presides over the Senate, did not immediately respond to a request for comment about a timeline for an impeachment trial.
Because Paxton was impeached while the Legislature was in session, the Texas Constitution requires the Senate to remain in Austin after the regular session ends Monday or set a trial date for the future, with no deadline for a trial spelled out in the law.
The constitution also allows the governor to appoint a provisional replacement. Gov. Greg Abbott had not weighed in on the calls to impeach Paxton and his office did not immediately respond to a request for comment Saturday.
Impeachment represents the greatest political threat to date for Paxton, who has been reelected twice despite a 2015 indictment for felony securities fraud and an ongoing federal investigation into allegations of official misconduct that began in 2020.
The impeachment vote capped a tumultuous week at the Capitol. From Tuesday to Thursday:
Paxton abruptly accused Phelan of presiding over the chamber while drunk and demanded that he resign.
The House General Investigating Committee revealed it had been investigating Paxton in secret since March.
The committee heard a three-hour presentation from its investigators detailing allegations of corruption against the attorney general.
The committee’s three Republicans and two Democrats voted to forward 20 articles of impeachment to the full House.
Paxton, who was comfortably elected to a third term last year, made a rare appearance before assembled reporters Friday to criticize the process, saying he was not given a chance to present favorable evidence. He called impeachment an effort by Democrats and “liberal” Republicans to remove him from office, violating the will of voters and sidelining an effective warrior against Biden administration policies.
“The corrupt politicians in the Texas House are demonstrating that blind loyalty to Speaker Dade Phelan is more important than upholding their oath of office,” Paxton said. He added, “They are showcasing their absolute contempt for the electoral process.”
Many of the articles of impeachment focused on allegations that Paxton had repeatedly abused his powers of office to help a political donor and friend, Austin real estate developer Nate Paul.
In fall 2020, eight top deputies in the attorney general’s office approached federal and state investigators to report their concerns about Paxton’s relationship with Paul.
All eight quit or were fired in the following months, and most of the details of their allegations against Paxton were revealed in a lawsuit by four former executives who claim they were fired — in violation of the Texas Whistleblower Act — in retaliation for reporting Paxton to the authorities. Paxton’s bid to dismiss the lawsuit is awaiting action by the Dallas-based 5th Court of Appeals.
According to the lawsuit, the whistleblowers accused Paxton of engaging in a series of “intense and bizarre” actions to help Paul, including intervening in an open-records case to help Paul gain documents from federal and state investigations into the real estate investor’s businesses. They also accused Paxton of directing his agency to intervene in a lawsuit between Paul and a charity, pushing through a rushed legal opinion to help Paul avoid a pending foreclosure sale on properties and ignoring agency rules to hire an outside lawyer to pursue an investigation helpful to Paul’s businesses.
In return, the whistleblower lawsuit alleged, Paul paid for all or part of a major renovation of a home Paxton owns in Austin. Paul also helped Paxton keep an extramarital affair quiet by employing the woman Paxton had been seeing, the lawsuit said, adding that the attorney general may also have been motivated by a $25,000 contribution Paul made to Paxton’s campaign in 2018.
In their report to the House General Investigating Committee on Wednesday, the panel’s investigators concluded that Paxton may have committed numerous crimes and violated his oath of office.
Investigators said possible felonies included abuse of official capacity by, among other actions, diverting staff time to help Paul at a labor cost of at least $72,000; misuse of official information by possibly helping Paul gain access to investigative documents; and retaliation and official oppression by firing employees who complained of Paxton’s actions to the FBI.
The articles of impeachment accused Paxton of accepting bribes, disregarding his official duties and misapplying public resources to help Paul.
The articles also referred to felony charges of securities fraud, and one felony count of failing to register with state securities officials, that have been pending against Paxton since 2015, months after he took office as attorney general. The fraud charges stem from Paxton’s work in 2011 to solicit investors in Servergy Inc. without disclosing that the McKinney company was paying him for the work.
The impeachment articles also accused Paxton of obstruction of justice by acting to delay the criminal cases with legal challenges and because a Paxton donor pursued legal action that limited the pay to prosecutors in the case, causing further delays “to Paxton’s advantage.”
Taken in total, the accusations showed a pattern of dereliction of duty in violation of the Texas Constitution, Paxton’s oaths of office and state laws against public officials acting against the public’s interest, the impeachment resolution said.
“Paxton engaged in misconduct, private or public, of such character as to indicate his unfitness for office,” the articles said.
An attorney general had never before been impeached by the Legislature, an extraordinary step that lawmakers have reserved for public officials who faced serious allegations of misconduct. Only two Texas officials have been removed from office by Senate conviction, Gov. James Ferguson in 1917 and District Judge O.P. Carrillo in 1975.
If Paxton is to survive, he will need to secure the support of 11 senators. With the 12 Democratic senators likely to support his removal, any votes for acquittal would need to come from the 19 Republican members.
Several Republican senators issued statements Saturday evening warning constituents and others that their role as jurors in the upcoming impeachment trial prohibited them from discussing the case. In a television interview Thursday, Patrick said merely that he believed senators would be responsible jurors and “do their duty.”
A complicating factor is Sen. Angela Paxton, R-McKinney, Paxton’s wife. State law requires all senators to attend an impeachment trial, though whether she will recuse herself from voting is unclear.
Paxton’s political base lies in the far-right faction of the Republican Party, where he has positioned himself as a champion of conservative causes and a thorn in the side of Democratic President Joe Biden. Paxton has criticized his opponents as RINOs (Republicans in name only) who “want nothing more than to sabotage our legal challenges to Biden’s extremist agenda by taking me out.”
He also retained the backing of the state Republican Party, led by former state Rep. Matt Rinaldi, who frequently attacks Republicans he considers to be insufficiently conservative. On Friday, Rinaldi said the impeachment was Phelan’s fault for allowing Democrats to have too much influence in the House.
“The impeachment proceedings against the attorney general are but the latest front in the Texas House’s war against Republicans to stop the conservative direction of her state,” Rinaldi said in a statement.
Paxton also has maintained a close relationship with Trump and filed an unsuccessful U.S. Supreme Court challenge to the 2020 presidential election. Paxton also spoke at Trump’s rally in Washington on Jan. 6, 2021, shortly before the president’s supporters attacked the U.S. Capitol.
Ken Paxton has plagued Texas for far too long. I'm glad to see a modicum of justice being done.

2023.05.28 09:08 Frenettuple ScrollViewer automatically scroll to bottom?
Is it possible to make a ScrollViewer automatically scroll to the bottom by default when the view loads, strictly through the view xaml? Like if there are any properties I can set to the ScrollViewer for this. I see there are several properties for ScrollViewer in the Avalonia documentation, but with 0 helpful explanations. Not sure if any of those are what I'd need to set.
I looked into this through google searches and see that it was asked a few times, quite a few years ago, which all still depended on a custom definition, class modifying, etc. basically cs work. Wondering if that changed at all in more recent years.
